    The way I look at these areas is:
    Island Lifestyle (laid back, boat ramps, water everywhere)
    Baby boomer retirement destination (close to relatives in Bisbane/GC but cheaper)
    20 Minute ferry ride from Main land
    1 Hour from Brisbane on public transport
    Look at prices on stradbroke and coochiemudlo
    Current infrastructure projects include 24 Hr policing and major supermarket for Russell.
    70 years of rumours related to a bridge to Russell
    Gold Coast city Council wants Russell Island back.
    Anecdotal evidence suggests that things are appening too – just talk to some locals.

Most recently I had a 1995 CB1000 "Big One" that I sold because it hadnt been out of the shed in 7 months. I once rode that from Bourke to North Richmond in 6 hours. Not bad on a naked bike! I commissioned the building of a car for my partner, I took an RN85 Dual cab and had a 1UZFE Quad Cam V8 out of a jap soarer fitted to it. All the fruit like power steer and A/C, but that was when we had two kids, now with three I am looking to get something a little more boring. Building this was probably a silly move it cost me about $17k. – an ex taxi is looking good. For the tractor lovers I have a 1950's Fordson Major Kero/Petrol she has one way hydraulics a 3pl and PTO – way ahead of her time! I have various other contraptions around the place, but nothing anyone here would be interested in. I am happy to say that I dont carry on like a fool on the road anymore. I love the BMW 7 series, or the bentley turbo's I think I will get one of those one day (and put it on gas out of principle!)

    I now have a late 2005 XR6 Turbo – cheap and cheerfull ex chaser.

    Had it for 6 months on lease done 20,000k. Converted it to injected LPG – just awsome. Cheap, fast and looks good.

    8 places, I owe about $780K Inc PPOR.

    $580 without PPOR

    and get  about $1130 per week in rent.

    But seriously, I can see how to make money, and I am making money. I just want to know where the accelerator is and how do I flatten it.

    I think I would tell them, but back that up by telling them that its really irrelevant anyway because WEALTH does not always have a direct relationship with INCOME – lest see if that pricks their interest!

    I have five properties that are flood affected, all purchased at 90% LVR and all with insurance. No Bigee.

    No I did not take out insurance.
    The house had sustained some damage prior to my purchase. Insurance companies did not want to touch it.
    They did not do too much damage and yes the house was extremely cheap.

    I was pushing for a fast settlement for exactly this reason, the other side have dragged the chain for a couple of weeks.

    I can only guess it means the vendor retains a portion of the property until the purchaser is ready to buy them out. I get all excited just thinking about how that could work!!!!

    $500 is my standard first attempt.
    I have paid 10% on a couple of occasions.

    I agree with much of what has been said.
    The best news is that cosmetic water staining is easy to fix, as is the cause of water staining (leaks, ventilation etc..) Did you have a building inspection? If so what did that say?

    Rent gaurantee? – I get alarm bells when I hear that.
    If the deal is good enough, you dont need trimmings.
    Free standing property I fond to be a better thing all round.

    If the solicitor cant do anything, get a new solicitor.

    I have used finance clauses before to exit deals, it just took a letter (or e-mail in my case) saying that I could not obtain suitable finance. She does not HAVE to use a 60% LVR and the funds that she has in her account are not the concern of the developer. All she has to say is that the deposit was what she could afford at the time, and she cannot secure suitable finance at a competitive rate with a 90% LVR and that is what she wanted. IF the product is SO GOOD like they have been saying, they should have no problem finding another buyer unless they have been dishonest???
    If the property was meant to settle and did not settle your sister should be able to recind the contract on those grounds (after notice to complete has been issued) Dont be scared to involve Dept of Fair trading, your developer should back off pretty quickly.

    Mmmmm I have no illusions about the tractor, she is a hobby that occasionally makes herself useful. I do my own servicing and repairs and the tractor is lucky to get 3 engine hours per month, so she doesnt cost much.
    Your lesson sounds like one of those Rich Dad Poor Dad type lessons. My father has passed away, but my mother has made millions upon millions of dollars in business over the years. She has three properties worth just $1million to show for it. I just see the waste.

    When tenants dont pay, when you have to pass up the deal of a lifetime because you cant scrape up the capital, when building wealth seems to take a REALLY long time, when the bank balance says $0, when your freinds are driving new BMW’s and living in $1m homes (with $1m of bad debt), when you cant rationalise owning a boat (wont make money and the money would be another deposit) when your holiday money goes on a repair, when birthday presents are DIY specials etc…. I just for a few seconds wonder if it would be easier just being an ignorant 95%er.
    Nah, not for me.

    I think money gives us choices.

    I would make the offer again and this time in writing with a sunset clause (72 Hours) and the deposit cheque stapled to the offer.
