    if you are prepared, then you can always invest in real estate. My motto is whenever there is a down market, there is somewhere in the world that the market is on up trend. Its a matter of finding and taking risk that you are comfortable with. Surround yourself with plenty of educations.

    My suggestion is to work out which property has better chance of being positive cashflow. From what is provided, you have $220k of equities.     Without getting into too details, there are plenty of options to turn a -ve cashflow into +ve cashflow (Pending on how much efforts and commitments you want to put into it). One option is if the property is in low social economic area or near university (you can try to rent out each room individually) thus increasing your cashflow.
