They have no need to revalue unless you are borrowing more money. It will make no difference to the loan as it is already mortgage insured regardless of current value.Correct. Hi MarkI hope all is well with the new place. It looks like some of the requests are reasonable and others are nitpicking.Sounds like you've got a fussy tenant on your hands. Thankfully most of the stuff seems pretty easy and quick to do. In terms of whether this is normal….I personally haven't had a tenant that's this fussy….touch w…[Read more]

No. 1. Just have one offset against your PPOR loan. 2. If you've paid off your PPOR loan, setup an offset acount against the IP loan with the highest interest rate.

Hi JliaIt sounds a bit strange. I would persist with it – keep calling around. I wouldn't be jumping on a plane to Sydney just yet – if it were to purchase an IP, yes, but for searching for a PM, I'd continue to persisit with the calling.

The financial advisor may also not be a huge fan of property as an asset class.

Smaller, property specific factors such as allowing pets can also command a higher rental return. You'd be surprised at what the words "pets considered" can achieve.

In addition to the good comments by Ryan. You could also have a quick look through the back of one of the investment mags – API or YIP. You'll be able to quickly scan the average prices and yields for each suburb in Australia.

You could try checking with the body corporate to see if a pest inspection has been carried out lately. As for the building inspection, I would organise one. Remember, the real estate agent is working for the vendor and not you – for that reason, I wouldn't rely soley on his/hers information. In any case, a building inspection on a unit should be a…[Read more]

If you feel that the property is not performing and the money could be utilised better elsewhere (either a PPOR or an IP) then I'd be tempted to sell it. Where is the property located?Could you possibly add value to the property? You might be suprised with what a few costmetic renos can acheive.Because it's an IP, you'll be up for CGT when selling…[Read more]

Hiya PJYou'd only have one offset account against one loan. That $100k would offset the balance on ONE loan. If you have a PPOR debt, it would be ideal to have the offset account attached to that loan.

You might find something that could do with a few cosmetic reno's that will add some equity. IMO, this…[Read more]
