									<content:encoded><![CDATA[<p>dc &#8211; this is very excessive.  I just recently had 8% from my estate agent and this was lowered to 7% across the board when I bought my 2nd IP in Perth.</p>
<p>Shop around &#8211; 9.35% means you are getting robbed!!!</p>
<p>Good luck with finding another agent[biggrin]</p>
