    I would be very wary of a financial planner that did not already know the rules surrounding the topic of renovating inside a SMSF without having to go away and research it.

    Costs are claimable from when the property is advertised for rent. Keep a record of the gumtree ad…

    "You can claim expenses relating to your rental property but only for the period your property was rented or available for rent, for example, advertised for rent"

    Nobody but you can decide where to buy.

    Some people are capital growth buyers (buy, hope that the value will increase).  Some people are cashflow buyers (buy property that fetches rent sufficient to cover the mortgage and bills).  Some people expect their properties to be a balance between the two.

    Noooo you do not want to sink your $200k into a giant deposit on one house.  You can purchase 4 or 5 houses with that my friend.

    I too have been inheriting lots of cashola from long lost relatives lately.  I hadn't realised I was related to so many wealthy Nigerian bankers.  Odd… pity it isn't true… perhaps then I wouldn't be blessed with such pasty white skin!

    Oh of course!  So what is the purpose of a large STG portfolio??  Puzzled.  I understand the logic behind a large loan with a spread, unsure if I agree with it, but I understand the logic.  But why St George specifically?

    Be sure in your own mind that there are recent comparible sales at different addresses for around the same price.
