    ok but in my circumstances were i am only 17 and waiting till im 18 to use the grant plus what i have. I dont want to leave home untill i am 19 and will begin looking for an investment propery when im 18 and have acess to the grant. The CGT benefits will only affect me if i wish to sell,

    however i am not interested in ever selling as i would rather take advantage of the capital growth to contunue to invest. When i do move in after the 12 months i will move in one room and lodge out the rest of the place for further income to support reypayments.

    Is all of this legetimate? or have i been mistaken along the way?

    At the moment house prices will continue to go up in capital cityies due to an ever increasing population that seems to be growing much faster than new housing development. More people = higher demand = higher price = high value. This is why housing in sydney has gone up much faster than elsewere in australia over the past 15 years.

    More people = much faster reproducing of MORE PEOPLE. Demand in sydney is therefore insane and therefore housing prices will continue (even tho there has been a slump) to go up in the future.

    hey im 17 n i just read have your book this arvo i am liking it as i am planning to use what money i have saved over the past few years plus FHBG to purchase my first place when i turn 18 im planning to move in one room and logde rest of house to help repaments. I wanna get into property before house prices go to high as prices are growing much faster then inflation and i am scared if i wait to long i will never be able to afford a deposit.

    Hey,

    Im 17 and have been saving hard for a a few years now cause as soon as i turn 18 i wanna take advantage of the first home buyers grant and combine everythin to purchase my first place. I am planning to find a 3-4 beddy place to move striaght into one room and lodge out the rest of the house to help with repaments for the first 6 months then once the 6 months is over (i have to live there 6 months to use the grant) i am planning to move back with my parents and rent the place fully out. Any comments or ideas would be greatly appreciated

    Hey Kerrie,
    What about using the grant, moving in one room then lodging out the rest of the place to help with repayments till you are legally able to move out after using the grant. You only will have to live there 6 months as the deal with the grant is you must move in the place within 12 months after purchase and live there for a minium of 6 months.
    Once the 6 months is up move back to were you are now and rent the hole house out?

    Thanx everyone for all the positive feedback and to answer dohicky”s question i would try my best to teach other people my age how to budget however i think that to be able to budget or save any large amount of money you must first belive that you have a future and you should be able to visalise the type of lifestyle that you would like to lead in the comming years. I think that once someone has acompished this they will be able to save much easier. I am not sure at this stadge if i would like to stay in the place after 6 months is up, although i do enjoy mums cooking (not to mention the money i save by it considering the amount of food i eat) i just think it will be much easier to save for the second place if i move back home.
