    Hi All,

    No help?? got the confirmation thats its not a valid change and i might be in trouble with council and Body Corporate in future…

    How much does it cost as a rought estimate to get a single brick wall down and then shutter garage door be put it.

    also for something like this can the council or body corporate impose "fines" on the current owner??

    Please everyone what are your thoughts on this…

    Hi Richard,

    thanks for explaining i still have hope.
    one think i cannot understand, if i earn 70k a year as IT contractor, with only 1 week notice period they are fine with that. where there is no guarantee under sun.

    but if i earn the same money in permanent job, where under probation i have more stability and paying the loan. how does that work out?

    also i will email u soon more info. i will get a confirm "no" or "yes" from them tomm and then reorganise required paper work.
    pull out from the contract…. and look at new bank or mortgage plp. this time bigger institution..

    Hi All,

    I am dealing with one of the online brokers and they giving me grief..
    i provided them with my last 3 years tax returnson TFN and everything else needed. i work in IT and at that time i was contracting earning aroung 90-100k a year. on purpose i told them that I earn 70k knowing that in fulltime i earn less. i have 20% deposit of around 45k saved up all along.

    now i have accepted a fulltime employment where i have been contracting for last 7 months. so i am on fulltime employment, under probation but just on paper. as my managers know me and its probation just on paper.

    what do i do, if they come and say "NO" i am in cooling off period right now.

    property asking price: 220 k , i have 45 k deposit sitting for last 3 months. on annual salary of 77k, but on paper probation.

    so i stand chance with other brokers…

    thanks for that, just that i have never been a DIY so far…
    i am sure that will change with owning a small villa of my own :)

    will try to get that bld inspector go there again.. i live 40 mins away, will try and see it once more i guess.

    Hi Baspet,

    thanks for ur reply, the suspicion is correct.
    vendor told the bathroom has been renovated in 2003, is in really goood condition no in family would have thought its 3 year old.

    also spoke to building inspector, he said he could not access to sub floor and thus could not tell what the extend of damage is, if any!!!

    the vendor has come back saying that there is access to sub floor but the build inspector did not ask them… i dont know whom to believe. will call the building inspector to call the vendor or agent again and see if he organise to have a second look..
    i wonder will he charge for going out there again as well, or that will be covered in his original cost.

    Hi Qld007.

    i have read a couple of times about correct structure. my situation

    will buy it as on my own name as a First home a 2 bedroom unit.
    i might convert it into IP 1-2 years away as I might make my parents as tenants on paper and though continue to live there. i can put my sisters address for all my correpondence. will have to check with my accountant if its worth it.
    in that case will need the flexibility with mortgage in 1-2 years time.

    or if thats possible, then will do the needfull in 4-5 years. after fully paying off the unit or as much as possible. then buy an bigger home and make this an IP.

    how to structure in either case. if we just get a loan with more flexibility..

    have to get a place to live. currently renting 2 bedroom home
    so wanna buy it as a first home and use 7 k grant and free stamp duty.

    if a buy a expensive unit, will eng up paying more interest as well…

    Hi Kjs,

    Thats true, today went for an auction of an property 5 minutes drive from where his unit is. new 2 bedroom unit, 138 sq. has everything and also close to shops, but 5 minutes drive from station.

    guess what: this owner was also there for which i made 227 offer and got rejected. said hellow to each other.

    while entering he told me, are you still interested in my property, i told yes, but 227 is what i can do and also looking for other places.

    he said how much will this be sold for in auction. i said between 210-220. highest bid today was 215 k, only 2 people bidding. almost sure one was agents person only, he had the highest bid and the property was passed by.

    will wait a few days, then see if the owner or agent for the 227 k come back…

    Got a no from the agent. he told that owner thinks its too low and that he might rent it out and then sell it from overseas when he gets a better price.
    i told, thats fine, but its risky for owner to get a almost new prop to tenants when he is overseas. agent said plans to give it to family.

    i said no worries, come back if owner changes his mind. will wait a 2-3 days and then maybe offer 2-3 k more.

    They are offering a standard variable rate of 6.99 %
    last week they mentioned that fixed rate was 7.21

    today in morning lady said that fixed will be 6.45 and later in afternoon it has increased to 6.55%

    but the current variable it still 6.99%

    do you think this change can be genuine or a way to make money from it.

    at 6.99 % variable and 7.55 % for fixed, I think going all variable might be better option.

    Hi All,

    i today offered 227k saying can do quick settlement… the current asking price is offers over 250 k.

    did a verbal offer only, as thats what the agent said. plus he said the owner already turned down an offer of 245k from an lady.

    lets see what they say!

    last 2 weekends.

    only us, then i stayed outside at a distance for another 5-10 mins and no one there.

    been on the market as then say for 2 months…

    will decide on this one, but can see this can be tricky

    will wait for the pre approval, mailed everything in today, so have to wait a day or 2 for that.

    will wait for my confirmed pre approval to come through and then act. should be thursday/friday i guess.

    owner has been there for last 2 weekends, a single guy with his family overseas. i am thinking he will mostly be there.

    i was thinking that I might not be able to negotiate that well perhaps face to face in open house.

    but advantage being, i can see his initial reaction and perhaps be a better judge. likewise, they will see my face reaction to a most likely no coming from them.

    Hi All,

    quick one, the owner has open house every weekend. I am ready to out an offer for 228 k, they are asking “offers over 250k”

    should write and send it to the agent on Friday or go to open house on weekend.

    present my written offer of 228 k, subject to bank valuation and quick settlement in front of the owner and agent.

    or pass the paper and wait for response. confused.

    any help.

    Hi Orica,

    I had asked the same question, i think its in about page 3 right now, read through that.

    but you have already said the agent what you max limit is indirectly.

    but them asking 270 means nothing. check other property in the suburb or region to give you an idea, even if you are not interested in them

    then decide whats the property worth and then put a lower offer always to begin with. dont rush.

    others can give more exp. advice.

    Hi All,

    That did come to my and brother in law mind, to tell him do a private deal, as we live a block away.. but someone, I could not say that time. also bcoz I am new to this. my First Home or purchase…

    i keep an eye on for tomm open house, for half an hour. will check from far, how many go. and then go for my second inspection tomorrow and collect contract of sale.

    What conditions one normally includes in this written offer.

    I am thinking saying quick settlement (4-5 weeks), given Bank Valuation and what else should I include.
