    I'd buy, but that's me, and everyone here will have a different opinion.

    Accessible equity of 69k, cash of 40k, on a 150k income… and you're having trouble deciding whether or not to buy?

    You must be the most cautious person I've met all week!

    Either that or you have car/boat payments you're not telling us about.

    100% p.a. is a good rate of return, but it depends entirely on what you're doing (i.e. if you're not developing brand new townhouses using mostly other people's money, then look for a lower rate of return!).

    Cool, I bought a unit at Toowong in February for $254,000. Bank val for July was $290,000. So $36,000 in 5 months, and that's on a relatively cheap property!

    I wish I could have bought into Ashgrove when I wanted to at the start of the year… that's gone from $390,000 minimum for a house to around $450,000 minimum now.

    A word of warning about 'pre-mixed' colour… You run the risk of not having the entire surface exactly the same shade. This is because the colour is usually mixed and made up on the spot, and they can't make enough in one batch to cover the entire building. So each batch they make up may be ever so slightly different, ending up with you having to pay to get the building painted anyway.

    smechanic, depending on your fencing, a negative might be that you don't actually have a 'back' yard. Or if you do have one, it wouldn't be as private with a street running down alongside it.
