    A good site to look at is http://www.simplesavings.com.au

    They have a free email newsletter that offers all sorts of tips.

    For around $27 you can subscribe to their info vault with lots of ideas if you wish.

    There are some good guys on this web-site such as MiniMogul, Still in School, Prperty Gury and Bear1964 and others…I think if you are going to ask for advice you don’t come back and bite them.

    If you go through all the forums you’ll see some fantastic advice from people trying to help others along the way. I for one very much appreciate all these guys tips.

    I usually have a clause “subject to finance approval from XXXX bank”. That way you are not oblidged to find finance just anywhere.

    If you have a good bank they will do a letter for you to say finance wasn’t approved, give that to the REA.

    Thanks WAF, I guess I really wondered if there is a legal requirement to disclose – particularly an asset that is unemcumbered and will allow me lots of equity at a later time to use for borrowings.

    Has anyone else been in this position?

    Thanks Cornel, I really wonder about that though, at the end of the day you tell them your assets and liabilities as you see fit. Not sure if there is any legal concerns and they will judge you on your debt. If you fail to disclose an asset is that really a problem to them?

    Yeah thanks for that. It’s exactly what I thought. As you say, at the end of the day a proerty has to stack up on its merits – no matter who is the source.
