    Hi Mel,

    Do you remember I had to leave the group meeting early that Sat to pick up a friend at the airport?I was busy with her staying at our place for over a week. I only meet her once in Melbourne a while ago through another friend. It’s her 1st time in Canberra. She recently becomes a single so I invited her to stay with us. A week in a happy family environment did her some good. Does anyone wants me to introduce to her? She is 40, PHD, good job, no house. I think she needs someone to guide her into property investing.

    Hi SIS, if you let me know when the next meeting in Sydney is I will ask my daughter to come along. She can make it if it’s around lunch time on Sat or Sun.

    Thanks SIS. I’m not sure it’s better for her to have a mentor in the same age group or a much older one. I have to think of a way to introduce her to you. She may suspect that I’m after something and refuses to write to you. BTW her dad is very strict & over protective. [:)] Huey

    Who wants to mentor my 20 yr old daughter about property investing? She is nice & sweet like her mum [:D] (you can ask Mel) but know almost nothing about money or investing. I want to help her to buy her 1st IP when she finishes her university degree next year.

    Hi Bill

    Are you really gone for good? I thought you already sorted things out with Steve & agreed to stay! I’ve learnt heaps from your posts along side with Steve and others’. You spent endless time to give out good advice. We appreciate you for that so why leave??? I think Mini or any of us in this forum is entitled to ask you or Steve or anyone else questions regarding issues that we are not clear on what they mean. Even once or twice I thought your jokes were real and felt uncomfortable with! You only need to clarify Mini’s concerns. It can be resolved with simple answers.

    I believe, to some extends, Steve and his team are responsible for the welfare of the forumies. I have a bad habit of believing blindly in people. I got burned a couple of times. I can’t change but I teach my children not to do the same.

    When you do something good and believe in it, you should stick with it. Don’t just drop them all off just because of someone doubts about you. We need different ideas from different people to be able to see Property Investment as a whole. You are a great contributor I hope you soon change your mind.

    I asked a similar question few months ago. Now I know more about how much I have and what I want out of it so I bring up the question again, hoping to get more ideas/advice from all of you.

    I just put in an application to split the home loan of our other IP into 2 parts: $150K variable and $300K fixed rate for 1 yr. Temporary I will put that $150K into a mortgage offset account for the variable rate portion. It’s a “bad” negative cashflow IP + bad property manager + bad tenants.

    I hope to buy a positive cash flow IPs with that money later on. Incomes from the new IP will be used to pay off its loan since I won’t need the extra money for the next 2 – 3 years.

    I had a 5 years scholarship with the Australian government back in 70s. Although I’ve paid it many times over through tax, I still want support my own retirement instead of relying on the government payout. When I left work I chose a regular superannuating income instead of a lumpsum payout. It’s enough for me to live on comfortably now but not in the far future. The additional source of income from 1 or 2 IPs will keep me up with inflation and healthcare costs. It’ s funny that although I paid my after tax money to the superanuation fund I still have to pay tax on my super income again!

    I think at my “great great great grandma” age, it’s sensible to be more conservative in investing. I won’t have enough time to recover if I fail.[;)]

    I haven’t met an Agent in jeans before but even in suits some of them don’t take me seriously.

    I’m always very specific in my requirements so it often takes me 1 or 2 weekends for the agent to find for me the right one.

    May be it’s the way I dress : jeans, boots, white shirt, cap and back pack! Perhaps I must be in dress or suits to get their attention.

    I’ve been looking around for a PPOR and an IP but they are all overpriced. I wait but still open my eyes. [:)] Huey

    Through my kids I love Santa and Tooth Fairy. I miss them. Now my children don’t want presents from Santa they want money from me for Christmas.

    When my youngest daughter was not quite 3 she hardly could wait for the day she lost her 1st baby tooth. When she saw her older sister got 50 cents for a tooth from Tooth Fairy she asked her auntie “If you pull out all my teeth how much I will get from Tooth Fairy?”. But when she lost her last 2 baby teeth she told me “To make it easy Mum, just give me 2 bucks. There is no Tooth Fairy”. I felt sad.

    I want Santa, Tooth Fairy to be real the same for God, Jesus, Buddha, other Fairies … to make this world a better place to live for everyone.

    Thanks for your advice SIS. It’s hard to choose what to study until you have your mind sets on something. As you are interested in investing, you may enjoy doing a Commerce degree.

    Hi Jeremy, I think you are doing close to what I would like my children to do, English, Extended Maths, Physics, Chemistry & IT. My son liked it and did very well. My daughters is doing well but they thinks they don’t like anything (!!)including Science so they skips Physics/Chemistry. My youngest is in yr 11. What do you want to do at the uni? I hope you will get enough marks for it.

    Hi Nick, I guess you are doing 2nd year Commerce! My daughter is doing Corporate Finance this year too. She finishes all her exams last Sat.

    I will tell my kids that there are students of their age in this forum & hope they wll get in and learn something about investing like you.

    I hope the Aussies will win the final. I met George Gregan few years ago at a social function organised by the Computer Associates. There was half a team there. Unlike the others, tall & big he is much smaller and such a nice person. We walked to the carpark together I asked him “what’s your name?”. He may still remember me because I may be the only person in his entire brilliant career asking that question! When I came home my children gave me a hard time for not collecting his signature! [:)]

    Thanks All for your advice & info.

    For the peace of mind I tend to pay for every types of insurance that I know of but only left with disappointment when something bad happened and we couldn’t claim anything. I will find out more about other Insurers to compare. CBA have their own Ins company now.

    Hi Scamp, I think that is the case but the way they phrase their policies we can hardly claim anything.

    PS: Thanks Bill, I will help but sorry I can’t take that position because I don’t know to. Last time when I had to raise money for my father to rebuild a school I ended up with almost a half $ from my own pocket.

    Hi SIS,

    Health Information Management sounds interesting. Do you need Chemistry/Physics units as prerequisite?

    My daughter only has 3 days break before the exams. It should be 1 week and worse that some of her last assignments submitted haven’t been returned. Students needs to know what they did wrong in order to improve themselves before the exams.

    My kid have got the bad “last minute” study habit from me but my brain worked differently and I could stay up 2 weeks with 2 – 3 hours sleep per day. From your own experience is there anything I should do to make them study more and earlier? It seems these days kids spend lots of time surfing the Net. (I do too but I have a good excuse)[;)].

    Hi Jeremy, SIS,

    How come Jeremy finish that early and SIS that late! What courses/yrs are you doing? My daughters are still struggling through and they can’t concentrate much until the night before each exam.

    When you are nervous your wife can feel it and she gets nervous, then your baby will feel and does the same. Try to stay calm. Sing or play nice songs … or talk about your IPs … whereabout they are and what you plan to do together …. The baby can hear you.[:)]
