    We make Brisbane in 2 hrs from Lismore, so 1hr30mins shld be ok.
    Since that expressway has opened the increase in accom has been 40% – reported locally – for Byron to Ballina.
    Still good rental returns available in Lismore for uni student accom ($80 to $100 per room), but if you want cap gain, then Byron is still gonna make it for you.

    Why…….don’t u take some holidays, and find an investment property now. You should? be eligible for first home owner’s grant – that’s a $7000 profit straight away. And, if you can still afford to pay off the extra $650per month, as well as the rent on this property……..you’ll be laughing.
    Much better than investing and waiting, and you’ll also proffit from any capital gains. You do need to live in the place for a while to qualify for the fhog – check with your state’s legislation to see how long?

    Why are these pollies getting such fat super payouts, when they are expecting us to be self funded retirees?????????

    To all those who whinge about wrapping being a rip off………..you have obviously never been in the position of not being able to get a loan.
    This is a feeling of helplessness that cannot be described, and yes, these people would grab at any offer.
    The best thing about a wrap for them, is the guarantee of capital gain, which becomes theirs—at last they are getting ahead.
    eg I bought a house for $34k, vendor financed it on $500 deposit for $43k. Purchaser paid me $100pw for 3 years (previously renting for $130pw). Financed out this year by NAB, who also gave her a personal loan, but the house loan is now costing her $130pw -house loan only- , even tho’ it is 3% less than I was charging (that’s the diff between int only and P & I). So then she had a much better car, and a bonus of $30K equity (at time of refinancing). 6 months down the track, she would now have around $90k equity.
    And I don’t feel like a bad person.

    carmel, buy quality shares – max of 3 – and write out of the money covered calls on them to get monthly income, this is relatively easy and takes very little time.[;)]

    Huey, you said the insce co wouldn’t pay because the tenant was on a continuing lease?
    So, does that mean that we are only covered if we renew the lease? Lots of landlords would be caught out here – they would assume that they had a good tenant if they were still there after the lease ran out. Better check our policies.
    Would u mind sharing the name of that insce company?

    Lucky things- yes Rocky is still pretty cheap. Mackay and Bundy are a bit ahead of Rocky, but still not too bad.Good luck!

    Have thought of this myself – get a solicitor (won’t be cheap -$300 per hour – that’s all it should take) – there are lots of things to consider. You will need to have asic approval and a prospectus, but look at those as safety nets for yourself and your clients. You don’t need to go as high as 10% for clients – remember they can only get 4-5% at banks, but if you know you can make that much, after your fee, which you can set, then why not? After the deal is finalised, you will find you have repeat clients, who will be hanging out for your next venture.

    Are you sure it said 3% per day, or did it say 3% paid daily? Quite a bit of difference.

    Have not long settled on my first long distance rental with first months rent already received by agent 1st oct. But guess what – they normally pay rents on at the end of the month, so they wanted me to wait till next month!!
    This is qld, so don’t know if that’s the normal thing up there, but I told them that was unacceptable as I have mortgage payments due before then. Imagine – and I know they have a huge rent roll- how much money they make holding everyone’s payments for a month???

    Must admit I have noticed the same things about crashy and his posts, but his answers seem ok. Maybe he just doesn’t think about what he has said in the past, and leaves out pertinent info.
    However, in his defence, those who write covered call options know how easy it is, in a short amount of time, to make 3-6% per month on quality shares, much more on volatile stocks. So 36%p.a. is not unreasonable, and many % more is possible, but with the higher % goes higher risks.Until you do the study, you cannot know how easy this is.[:O]
