    I've had some one on ones with their local guy after attending the conference.  I've been to a lot of different spruikers and look at them as chefs, taking a recipe from one or an idea from another, so I'm not going ahead purchasing through them but I've got a handle on Julio's strategy.

    What sort of questions do you have?

    Their model doesn't work for us as my wife is extremely nervous about cashflow until out oldest daughter finishes her VCE at the end of this year.  They look to get you really "saving" (ie. covering shortfall) on investment properties with a view to retire early but Julio is all about throwing money in to all different investments when you can.

    Don't go there!  My investment property is right in the heart of PC and it took me 2-months to lease and then I had to drop my rent significantly.  <moderator: delete language> growth is good so only go there if you can afford the shortfall.

    The glut of investment properties from the big marketeers has significantly affected the whol region including Truganina, Laverton and right through to Wyndham Vale.  Right now I reckon if you have the cohoonas then Lara is the right place to be.  Prices well sub 400k and yields great and Mr Fox buying up locally which is going to drive employment etc…

    Hey this is my home town!

    Unfortunately like everyone else we moved out of Deni back in the 80's.  When I was born in 1970 the population was the same as it is today so there is little if any population growth – except during the week of the Ute Muster!

    Having said that, my Uncle has been on council and Mayor, over the past ten years and he has confirmed now with the drought over the rice mill is being reopened down the track therefore with the infrastructure it may be boom time again.  But having said that, remember Peter Garrett did close down the local logging industry so the employment situation had been hit massively over the past ten years.

    Good idea and i've heard this from another source is to double check whether she actually owns properties like the ones she spruiks?  I'm dubous of spruikers whom don't eat in their own kitchen?

    For example, I wouldn't go to a car dealer and if they were selling Holdens and the guy's driving a Ford I'd go "hey what?!"

    Her presentations are very good but my ears pricked up when she mentioned she was close friends with Neil Jenman, that got me inquisitive.

    If anyone knows any more I'd be interested to know.  The thing I am looking for in an investment property is low maintenance and good capital growth.  Her model works in a different manner.

    I'd be interested to see if Anthony is negotiable on his fees as he said "everything is negotiable"?

    Having worked for a law firm for five years as an Accounts Receivable I seem to recall that the lawyers' fees were definitely not negotiable!
