    I might be out if my depth here as I’m not a guru.
    but my call would be to an off set account depending what country you are going to invest in.
    It will depend how you structure to do it.
    With an nab offset, internet banking structure,
    you can link both personal and business banking together and you get atm etc for free but just keep an eye on the loan limits as all are linked and even thou they are not cross collateralised they are from a computer banking point of view and also watch nab overdrawn procedures they charge 50.00 per cheque that is over drawn.
    This is a double edge sword and can be used to your advantage which I have used it for before.
    I have over drawn my nab account for 29days ( mustn’t go over 60 days) to the turn of 79k and payed the 50.00 over draw cost I have used this to secure a property (this money is unsecured and doesn’t need the usual mortgage docs).
    onces I secured the property got the lending to pushed on another property split loan revaluation via nab and then put the money back all with in the 60 days and at no cost except the 50.00 redraw exceed limit charge ( this you don’t wish to do to often but its is something that is very handy)79 k is a 10% deposit on 790k so is a nice A’s to have in your deck.
    mine was 79 k you can ask your bankers if and when you need it the amount you require.
    oh and yes you could use that money on a property in mogolia if you wanted as its cash.
    make sure you have done your exit to pay it back but it does give flex.

    oh and confidence only comes via posting more not less.
    Its very hard to burn you from behind a screen so post as much as you like and when I sail past next will answer your question if I can.
    My advice would be to talk to a local broker get there ideas and then formulate a plan and post questions on that plan or formulate it yourself
    investing out side of the country you reside most in is a very different market and does need alot more then just borrowing 100k and slapping it on a property in vanuatu.

    I have three nab bankers that I deal with rajah liverpool business banking massoud abdallah bankstown personal banker ( very good as a personnal banker) and rima younes personal banker ( again very good.)
    all with nab
    I don’t recommend any bank as a lender as I have lends with different banks but these are the people I deal with in nab and they are very good from there banks point of view.
    I would recommend a broker first and if the best deal they can get you then puts you to a bank thats ok by me.
    I was but thru to these bankers from platinum loans ( not on these forums)( and the deal that nab did was the best for that project) and I like to get brokers to do the leg work but thats just me and they get me the best rate that they can get for the lenders they represent.
    there are lots of brokers on this site as there are of other boards and get a view from a few.
    If you have done your ground work and nab is the best deal for your project then the above people are very good.

    Hi All
    In the break of the Italian game.
    So putting my time to good use.
    I haven’t had time to organise chapter two but hopefully it will be by this coming Friday.
    I have a little bit of insight into my world this week and it’s not with this project but with another project but has bearing on this project.
    I have put in an offer on a property and have a done a lot of work on it so far, we are at the verge of acceptance.
    And the vendor swears down the phone and tells you to get —- and don’t ring him again. I continue and get my ground work done and that gives me another few days,
    With the real estates, both mine and there solicitors writing off the deal.
    Then Friday comes and the vendor asks the real estate for my Mobil ( the real estate rings and tells me ) I get on the phone before he rings me and asks has he cooled off (he must have or he wouldn’t have been asking for my number) he is very apologetic about his bad language and that this project is taking its toll.
    So I say this is a soup and you have been messed around but I am still running with this deal and am even further down the path to securing this property.
    And told him that he is not the first and won’t he the last that has told me to get —- but that’s my job he had thought I had stopped and walked away.
    The motto is
    If you line ball a deal make sure that the price you give can stack up on your figures and then don’t give up until the contracts ink is dry.
    If you are going to line ball make sure you can take the heat that will follow.
    And take command of the project.
    The reason this soup is similar is that this soup has been on my table three times. And each time it has gone passed the swearing stage
    and each time the ball has been dropped my price has come down.
    To explain a quick time line of how these soups work for me is as follows
    This is another soup
    Property comm valuation 1 mil
    I neg a deal for 650 owners say no
    Go to auction price reached 640 reserves 650
    Owners are an assoc (food association of nsw) has to go to meeting.
    By the time they get back to highest bidder, lost interest they come to me not interested

    Offer 500 owners no again
    Owners send to auction again reserve 500
    Same people turn up
    Highest bid 450 knocked down below reserve go again to assoc meeting again same merry go round highest bidder lost interest.
    Ask me again.
    Again me no
    Next at the general meeting of the assoc call is to put it to auction again.
    I go to meeting and get them to vote there and then that I buy the building for 400k and is accepted and hand over 40k in cash at the meeting and show then the money before I ask them to vote.
    so you have a 1 mil val property with a 70% 700k lend with a purchase of 400k and got a tenant in within 7 days of owning it on 38k 6%cpi index increase on a 5 x 5 lease and revalued and take equity out in cash.
    Soups are very profitable you have to understand how to unlock then and solve the problem and investor says these are not rocket science and as you can see from above 400k is the normal price for a unit or a cheap house in Sydney and this comm is in Marrickville so it is inner west Sydney.
    Working on soups you don’t need to do many each year to make it work.
    I only have about a 25% strike rate and have a lot of costs and time that requires to be written off.
    This post is more for people to understand soups.
    And whether a soup is because of divorce, breakup, death, liquidation, money problems or in the case of the grand hotel internal fighting by lender (Australian bank), government officials and a construction company they all have a problem and they all have a key.
    your job is to find that key.

    hi minty’s or mentors
    it is good to have people that are interested in getting involved in real estate and in wa at the moment it is a hot market the only problem is that you do have to make sure that the risk is not all on the minty’s shoulders and some is on the mentors this is very difficult to achieve especially when you have very quick corrections in the market places.
    my advice would be to join a group and start with a small project and start to grow using other investors around you and in wa you have a large number.
    I’m not a great lover of mentors ( but I have not been mentored so am looking at it from the outside looking in) I like to invest and hen problems occur get out the scotch or panamax and get thru the problem.
    but thats me.
    so for me mark join the pi group there or the somersoft group
    go to there meetings and network it is the best type of mentoring and its free( and I like information thats free as its not tainted by people trying to make money out of the information you are getting).

    grossrealisation is a form of lending.
    usually there area couple of type of lending
    normal land lending raw
    a property Ie a house or building.
    and then there is gross realisation lending which is a portion usually between 66.79% to 80% of the end product value.
    this include the building and the land.
    It is relatively common in construction and there are lot of different types in between including equity lending.
    you can google it and get a bit of info if need be.

    for me its simple maths if the ecomony or the property is growing at 30.9% this growth is part of inflation and if as you say the cost of living has not grown and my figures are of your link so if the link is true the inflation must increase or you can’t get 30.9% china has this property groth levels and they are at alot lower cost base then bulgaria but the inflation is not at 4% its alot higher then that.
    if you are going to push your website and I’m all for people pushing there business make sure that the maths add up and for me they don’t.
    if you had 30.9% per year for 3 years you are saying that values will increase by 91.8% but inflation is an increase of 12% over that 3 years you tell me how that can be as 70% slid off the balance sheet somewere.
    yes inflation does mirror price/ value increases but it doesn’t ignor them either (the ignor was a reference to that part of the world).
    for me I wouldn’t invest in bulgaria I would look at china if I was looking at that part of this planet.
    as for pm sorry my time is a bit more valuable then that and my sources was your link.
    with regards to companies that have moved there I have no way of knowing who has moved there and not sure why that is an issue companies move to a country not for the price of real estate but the profitablity of doing business there.
    and I have been called alot of things but a superstar well maybe I will add that to my cv can I use you as a reference as I am sure that will give my lot of crediability
    especially if I give them your link and bankers will see how well you can use your pen when it comes financial due diligence.
    advertise for all you like I don’t have a problem with advertising.
    and please don’t quote news papers just because its in print does not make it true nor does it for that matter make it fact you need to quote where the paper got it from.
    no johnny from the bulgarian herald believes that this is fact.
    as I said I am interested in this type of post but I have a macarb sense of interest hence I am interested who and how spam works but thats me.
    I hope you sell lot of property and that the inflation stays low but not to me

    I am very interested in this post.
    tim I have gone to the link you have posted and it is very interesting.
    how do you get
    Average Property Growth: 30.9%

    Cost of Living: Exceptionally Low
    (approximately ₤10 for a 3 course meal)

    Economic Stability and Strong Growth: 4% on average, over the past 10 years

    Low Inflation Rates: attracts a significant amount of foreign investment and business growth
    and low inflation this to me is not only impossible you can only have high property growth, high growth and that feed inflation so one must be wrong.
    I have no interest in investing in bulgaria but I like the way that you have one person ask a question and then the next answers the post theis is relatively good marketing to a person that has not seeen your product or service but in this case as the name keeps changing and the person answering the post changes also it doesn’t do you much use at all. if anything it does you damage because know I have seen the site and will tell my friends and associates to avoid it.

    bulgaria maybe a good investment for bulgarians or people that have bought and want to get out.

    couple of thing
    first find out who his solicitor is and deal with him or her that will make it alot less complicated next you don’t need a 2nd mortgage you can do a caveat on the property so until you give him the 70k you can’t sell it. it give the solicitor security that his client will get paid.
    ask the vendor to have a read of the agents agreement and see if you can do a deal on his/her commission and that you had been negotiating prior to there instructions probably won’t work but worth the try.
    try (with the solicitor) to vendor finance with a caveat the 70k back they should be able to do it but it means they have to explain to the vendor and at 70 thats not going to be easy.

    from a history point of view what you need to learn is before you go into battle you must make sure that you have a an attack plan b the equipment to do the job and c an exit plan if it all goes to mush.
    the attack plan is what is it and how am I going to get it.
    b the equipment is the lend and funding and how are you going to do that (and that is were this one fell over as you need to negotiate with the vendor and then take it out of there hands and into a professionals hands in this case a solicitor the are removed and will negotiate alot more cleanly) and c how do I get it if this happens.

    This all need to be done before you even knock on the door.
    I see negotiating as a battle field and you have different sides of a battle table ( just like chess and if you become a very good negotiator you wil be a good chess player to) In this case he had a solicitor acting for him and that is a good player so you did ned to move from playing against the vendor to playing with or against the solicitor.
    and yes remember that if you make a gain be prepared to give a bit on something so if you made a gain on price give on something, time or come up with the money.

    valeria_kanakieva it is good to get the link but it goes now were as its a log in front page.
    tenorBb currency exchange is good and your idea of holding money does work but look out side the square you have made 6% you can do the same but look at currency hedge funds they give between 35 and 48% returns per annum and they hold currency or notes on fluctuations in money movements yen against the Aust dollar or us dollar against the euro etc.so you are alittle short at 6%.
    when investing look at return against risk.and high return at that

    I would be the last person to say don’t promote your business
    as I am all for business and yes there are ways to get your message across.
    I think that most people here know or should know that there is no such thing as a free lunch and the only way that the wheels of business move are that people make business work.
    I for one do enjoy coming here and giving my opinion due to my business commitments it has been restricted but will help out were possible.
    without people like yourself giving a forum for new people to learn then the banguru’s and the westpoints of this world do prosper and they do so because people don’t understand a finance and b what they are doing.
    these forums in what ever form they take do give people information. and armed with that information they can make an informed choice.
    so if they do or don’t get involved.
    they do get information from your site for that I think that you should be give the respect you deserve.
    it is easy for people to say that there alot of things wrong on this little planet of ours but alot harder it seems to say thank you for the effort you put in to doing a job.
    As you know I call a spade a spade and hence my thank you in advance for the work you have done.
    a site that has this many members and the information( even thou alot is repeat questions but that happens) is given by a very large cross section of the community is doing something right.

    1. your local nab branch and tell them you are looking at paying out the other party and are looking at a loan and they and st george internal value and will give you a good valuation and you can get it for free ask for a prelim valuation and be nice and you can get them for free.
    2.pm me and I will give you the owner of a real estate who is also a licensed valuer in ashfield.
    3. mvs 1300793687 they have three offices and are on most banks valuation panals

    hi all
    how are we
    not been here for a while.
    I own caveatlending.com and the site will be up on the net very soon it is off shore and is hosted in a tax haven and all transactions thru this site will be done there.
    (What is the capital guarantee on your “short time money 2% a month 24% return per annum” investment. I have a similar set-up that returns marginally better than yours at 28% compounded).
    I will answer this very simple and will keep it as simple as possible
    we borrow money from around the world at a 2% to 3% per month depending on the country and lend back at 5% per month
    max 3 months and min 1 month
    loans are from 100k to 20mil commercial/ business lending only no mums and dads ppor houses for us.
    a compound rate is no problem you need to keep it with us for the 12 months
    we would look at it and can get to 28% no problem.
    security is 2nd mortgage and caveat on the property and max 70% lvr.
    all my fellow investors go to vanautu and setup with our investment group the structure.
    and the it flows from there.
    the fees to go are taken out from the company there.
    this is not any form of advertising or advice
    just to give an understanding of what type of investing is out there.

    hi all
    for me your word is your bond so if you are willing to taint your word then for you the deal is ok but for me its not
    I don’t work on legalities and how’s right thats for legal eagles but for me you have to feel right that you have done right by your own rules.
    and if you haven’t then the legal eagles are there to back you up they are not there to tell you were to walk.
    I’m not a great belever in kama but i beleave that you beleave in yourself ( and I can tell you that alot of people think I beleave in myself) and the only one thing that if you beleave in yourself that you can give is your bond and that is a very inportant thing and in the asian market that is worth more then gold.
    You can open more doors because of the people you know then you can with pieces of paper and if there is one thing you must learn is you word is your bond if you say you can do it you MUST BE ABLE TO DO IT or your bond is like paper in the wind.
    and for me it would cost a king ransom and a bit more to taint this.
    I can bend the edges we all do but you have to look at it and say is this a deal that will reflect on me badly and if so
    bye for me but if not i’m in.
    in business people judge on what you do or what you have done not on what you say you can do.
