    My intial thoughts if you want to move into the CF+ propertyas it’s low debt property, thats fine.. And yes I agree with you re looking at another investment not in the same town but anywhere thats gonna give you growth and not cost you much out of your pocket each week.. $50 odd perhaps..

    Have you considered interstate, QLD or WA??

    Answer: Considering we live in a country that’s only 200 odd years young, I’d say Property is not the only way to make money but in my opinion the safest and without a doubt just like any other investment you get the boom & gloom, the smart think to do is take advantage of the gloom..

    Question: Is +CF property the be-all or end-all of investing and what is more important Capital Growth or Casflow, Or It Depends??

    Your existing propertyis CF+ isn’t it? Are you lookingfor another CF+ prop? is this what you Need in your portfolio?

    I agree, it’s not a rule that you must only look for cf+ properties, depending on particular situations and what you are trying to acheive from investing, a slightly negative with good capital growth forecast, maybe the better way to go at times, it’s also likely to become +ve after a few years anyway.. and you would have gained advantage of the growth to borrow against.

    It it all depends on what stage of your investment strategy you are at.

    There is always a debate about whether you should be diversifying your investments or not, I think the answer is that it all Depends on where you are through your investment journey and what you need to create next.

    As for the original post, if you can afford to purchase in that area and are comfortable with paying the shortfall of rental yield, you are on the right track their. Just make sure you do your research and purchase something worthwhile..

    I have access to this QS that can do the Depreciation Reports anywhere for a volume based discounted rate to us of $345

    Hi Nazzy,

    Perhaps you may be more comfortable by first buying a ppor to take take advantage of the “tax free” situation, don’t over capitalise on it and think of it as another investment as we get a littel bit emotionaly envolved with places we want to live in.

    Then as soon as you are in a position to invest, start Researching for something that matches your investment needs, but first you must know what you are wanting to acheive out of investing, to help you analyse what you need..

    Assuming everyone shows up on the day, I think we will have a bit of a crowd (possibly 10), which is just great!

    Should we have an agenda going so everyone benefits out of the meeting?

    Perhaps 5-10 min each on introducing themselves ect..

    Depending on how old the property is & what renovatios have been done on the property, this will make a difference come tax time.
    I know someone that can do the Tax Depreciation Schedules for $345
