    Sydney sure has slowed down and a fare few developers & vendors are desperate for a sale, great time for a buyer though, call me crazy but I just bought a property in Sydney to what is at last $40k under market. With very strong rental.

    I’ll be happy to hold on until the market corrects itself which is sure to happen.

    Otherwise great oppurtunities are still being created in QLD & WA. The fact is people will never stop buying, selling or renting real estate.

    Ok, I’m coinsidered a RE Agent but don’t hold it against me.. My view as alot of others is that when in a slump, it’s a great time to buy, buy low – sell high.

    Thanks APerry, what you mentioned is very true and I appreciate it, also as you know the Research aspect is the key for all property investing and without that it’s pretty much a spray and pray scenario.

    If levraging your time and effort with like minded services or investors, you will be able to do both, work and invest andwhen you get to a stagewhere you done need to work to support your investments you can retire then..

    Assuming that you have properties in the state of Victoria, that’s where you work.

    Hi Bexi,

    Great age to get started champ, that’s great to see. Just keep it simple and start of in AUS first. You need to get something that’s going to give you capital growth to be able to buy against it in the near future, you also don’t need it to cost you much out of pocket but dosn’t have to be positive as usually you can’t really get Growth & cashflow.

    There are alot of oppurtunities in QLD & WA that offer good rental returns and great growth.

    True, I’d be more inclined to hold on longer since it’s been growing cause it’s highly unlikely it will go back much in value (depending on location) unless I’m unable to service the IP’s and ready to retire..

    There’s a lot to coinsider, like strata rates & all outgoings ect. I’m not a big fan for multi rise developments, I’m more for a house & land package, villa, townhouse, something with some land component. More value for the same amount spent.

    I agree with micah, you got to have a broker that would flip over backwards for your business and from what I know Erik from Micah does just that.

    Hi,

    I’m Licenced in RE although I choose a local agent to manage my IPs as i wouldn’t need to cop the issues a property manager goes through and there fees are tax deductible so it’s all good.

    When I do meet my tenants I tend to dress down a little so they don’t feel that I’m supirior or anything..

    Hi,

    I don’t know about positive props in Perth in decent growth areas, the closest we got to that was neutral, slightly negative props in great growth areas.

    Ipswish Qld is also a good potential growth area, depending where & how much you bought it for. We are doing Crestmead area which is not too far from there and there is great potentail there because of the price points and location.

    The rest is upto your particular situation.

    Just on the finance issue, speak to APerry on this forum, he is one of the very few that can do finance on under 50sqm without any problems.

    Otherwise if the numbers work for you, than it maybe ok..

    It’s definetly most important to do your Research first! Our motto is Research Analyse Purchase and we do it in that exact order.. There is no need holding back on jumping right into it, it’s that balance we all seek.
