    I must agree the Mortgage hunter is good and deserves the praise, very conservative and straight forward.

    My opinion would be swinging towards the IO as it’s an investment, although Simon can probably help you out better with the numbers.

    My opinion is as you said continue to rent and buy for investment is probably the better option as you can keep your expenses low and start getting all these tax $ you are paying back..

    I know it may be a loss of the 1st home owners grant although the lost tax $ are more..

    You can pick up 4bedroom h/l packages for less than that, early $300k with rent of $270-$280pw..

    1st why positive? Are you paying much in tax already?

    You can buypositive anywhere, depending how much your intial deposit is.. All really depends on your particular situation.

    Rent & Buy

    Stay renting where you are and buy an investment prop. as this will give you the tax advantage you need to offset your tax paid and starts your investment journey..

    Property Passion sounds very modest and that’s how I am, I don’t want to know how well I did, I want to improve it.

    My opinion is that there is no need to pay off a property when buying for investment purposes, what you want to do is just pay interest only or only pay off enough for the property to be able to pa offitself through it’s rental returns.

    This way it free’s you up to buy another property within 6-12 months.

    Alot depends on your taxable income and personal goals ect.. but as shake-the-disease just mentioned igher yeild properties are found interstate, we beleive in Perth & Qld.

    Great bargains are out there! Especially we found this in NSW, we have an established project close to parramatta dropped by at least $50k from original selling price!

    I agree developers with established properties are most desperate.

    There will always be the poor quality properties available in any market, I guess it’s upto us to do our research and establish which is good and bad..

    All in all, I think this will create a healthy competitive market..

    True, nothing is given for nothing, although I think the boost of moral for some emotional investors is needed.

    Non emotional investors are more or less saying, damn I should buy when the market is down..
