    I hear what  you are saying and I agree with you, I just offer it cause some clients have a prefrence to deal with the bank direct and others rather talk to a broker, I think you are better hearing both offers before making any decisions, that's what I do.

    I don't see why you are looking to buy your first investment in South America, Australia has great opportunities and it's a safer bet for you here before you start looking offshore.

    My advice is if you don't have experience in the field of dealing with councils it's probably not  a great idea to go down that path as it sounds like trouble and you may be spending too much time and effort to rectify the issues.

    I'm doing a subdivision now and It's a headache.

    An effective way of maximising your cashflow is to use facilities such as Offset accounts ect, but as mentioned below you will have to be good with your money.

    You would basically use interest only if you want to have room in your budget to service another property perhaps.

    I guess you are better off being recomended to someone that works in the bank or broker whereby you can email them your situation and they can respond to you that way, what state are you in?

    Hi All,

    It's been a while since I've been on the site, this topic has definatly got some attention, it's fair to say that the market is hitting rock buttom, but isn't this the best time to find great bargains, we all know it won't be staying like this for long.

    There is no doubt that this is the better way of doing things, I guess for a younger person or a single person it’s not much of an issue to rent the place you live in and keep investing, but is it doable when you have a family or planning one in the near future?

    Thanks for your insight Michael, I think more so now days, there is less need to work for developers as there is just so much stock out there. And times are tuff!

    So although paid by developers, (speaking for ourselves) there is no need to work for any particular developer of such and instead we research and produce our own due diligence reports on the best stock and returns out there in the market place as we are best equipped to do so, our clients are also encouraged to check our checks. Being in a position where we don’t charge our clients for our services and them receiving our research free of charge creates a great win/win situation.

    A buyers agent by meaning works for the buyer, therefore charges the buyer. Although we have a service which is much the same although if we are recieving payments from the seller, we then don’t charge the buyer and our service becomes free of charge to the buyer.

    Good on you for starting at that age, and you are 100% correct in saying there are pros & cons to all situations including positive & negative cashflow properties, it all really depends on you particular sitation is, are you currently working? Is it best to get some capital gain to purchase against in the future? What can you affordwill determine where you can buy, ect, ect..

    Personally I wouldn’t call this a problem, but a great oppurtunity rather. As mentioned there is a lot to learn about property investing and it’s important to be around the right people when it comes to this.

    There are many differrent ways you can go about investing your money, it just depends on your particular situation.

    I always loved the smurfs and I chose papa smurf cause he uses his wisdom to advise rather than tell people what to do and he often rescues the younger Smurfs from danger.. lol
