    I suggest you get INDEPENDANT valuation on your property(ies). And let us know the truth!!!
    Hopefully you are not running into negative equity and bank/lenders are ghosting after you

    Should learn from 'real experience' builder…

    Hi Dean/Steve,

    Let me clarify this…This is NOT an insult… just a feedback.

    I guess that the way you advertised your seminar is by saying "cost education of A$695" and in return "you will get education on renovation etc.. PLUS the value of freebies valued at more than A$4000"
    This imply that people will think that he/she will get 5x more extra benefit as freebies and I also understand that this is the way how to market and attract the customers.
    I do understand that you have been putting lots and lots of time/effort to design, write up, publish etc…

    But, the way your advertisement run  seems that it  has been misleading the customer..
    It is much better to advertise WITHOUT saying VALUE OF TEMPLATE is A$4000+

    I guess that they only use Margaret Lomas as a selling point, otherwise just bunch of crapt
    There is no regulation.. therefore make it hard to prosecute them

    Should employ valuer to value the template… probably cost 10 bucks
    I did have a look his website about his renovations.. .nothing special…
    I guess that average builder will be able to do that…………….!!!!!!!!!!!

    Back in old days (not long time ago), people who earned 50-60k will hit the highest tax margin 46.5%.
    That was why people took lots of negative gearing during that period to minimise the tax (And lots of spruiker as well).
    Nowadays, you need to earn more than 180k before you hit the highest margin (I think only 2% of population). So from the tax point of view, if you think that investing is just to save tax…. you need to think 10 times….

    I guess that people who bought the property 1-2 years ago (who thought that was a good bargain) will express their optimistic views  and deny about crashing etc…

    People who are waiting to buy will always talk down about the property market.. i.e. property market will or in the process of crashing..

    Conflicting views by the so-called expert economists, financial expert, guru of property market… No one will be able to predict
    Only GOD will know. This reflects that we are all human beings.. The jury is out there…. Only time will tell.

    Would be nice to revisit this forum again in the next 12-18 months.

    Thanks for your input…
    but DFT has lack of negative gearing and costing land tax (in NSW).
    I m not sure about QLD… do you have to pay land tax for DFT?

    Do you anything about tax ruling on HDT? Has anyone being audited by ATO yet?

    So…does HDT or Unit Trust provide the same asset protection ability vs. Discretionary trust?

    Further inquiry to above property…
    Apparently, the owner has already requested the MBA Building consultant to review the proposed garage alteration.

    The plan has been drawn in 2004. It includes… as mentioned.. fire-rated wall, floor tiles on water proof cement, continuous waterproof membrane on concrete slab. The garage floor itself is concrete slab.
    It also requested the owner to build 5000 L below ground water storage… Not sure WHY?

    I am thinking about making offer based on the value of the 1 dwelling..
    But I am also afraid the cost will blow up trying to fix the problem and insurance issue (as the 2nd dwelling currently rented)
