    Hi Quiggles

In answer to your question No I don’t think one needs to hold opinion – if people can’t see and hear two sides of a discussion including criticism and come up with their own point of view there is something seriously wrong.

The more facts one has they more likey you are to make a good decission. I believe more facts have been shown and as Steve says he is going to e-mail all applicants.

That is the reason for opinion and discussion not to be negative as you think – to be enlightened.

You know Steve is a person not an icon he can make mistakes and can be questioned without fear.

    Regards
    Helen

    Hi Steve

I think that is great if you are going to e-mail all concerned.

Next time I had better be the first to raise “a storm in a tea cup” if it gets a half hour conversation with el maestro!!

    Hi Grossrealisation

Well as you say we can agree to differ and miss the point all together.

It is always easy to acuse of axe grinding or something simular when there is a strong difference of opion. the main reason this is said is to make it personal and therefore debase the argument. there is nothing personal here, there is no axe grinding. It just one reader making sure all the other readers that want to be mentored see the full picture.

It is too late after you have paid and joined to say ” but I thought it was going to be …..”

I believe my arguments are valid and this can probably be substansiated by that fact that Steve says he going to send an e-mail to all the applicants.

You may not like being told you are wrong when you think you are right – who does- but if you are old enough to be drinking scotch I am sure you can probably cope! Maybe you are just drowning your sorrows with many other Australians today. Ashes to ashes and dust to dust.

    Ok Steve

Lets deal with a couple of facts here-

So the e-mail you now say is incorrect now 3 of you not ONE but you and Dave as well are there to help –
but you also say”our entire multi-million empire with 110+ properties, this website and various other business interests is run on a staff of…. three people (plus Dave and me).”
    – so that will give you and Dave a lot of time?- NO.

You also state in your FAQ that you are only in contact through the mentor with the Premiun group.

Obviously things are changing since Elly’s post this morning because I am sure that had you already had these addtional people sign posted you would have said so in your reply to Elly – which you did not!!

Come on Steve I am not prejudging I am analysing a simple situation and at the moment this would not be a proposition I would buy – however if enough questions are asked and one can get the goal posts moved then maybe it may be changed to a positive situation. – Is that not what you teach??

However all said and done your literature was not transparent – you know it so do I

I know you like scenerio’s – this is mine If I go into a small Bistro I do not expect or complain if I do not get “silver service 5* service” however if I go to the 5* establishment I do expect and complain if I do not get that service.

Paying $9950 for this service means I have the right to expect and to complain if I am not going to receive it.

    Regards
    Helen

PS Trust me I don’t want to loose faith!

    Hi Voigtstr
How many people would you like your mentor to look after?
Or how many are you expecting him to look after?
    Just you or all 250?

    Hi Elly

I was trying to reply to Steve’s reply when all your posts were moved to this Forum. I have replied back in the general section!!

I think Steve is wrong if he is now saying he is going to employ more “mentors” – but notice he has not actually said that in black and white, he has just given a scenerio. Also your e-mail about Brendon clearly states the mentor handpicked by Steve.

This will mean that people will start with Brendon then have to be moved to another mentor – well that will really help continuity.

This whole situation should not have happened but now it has Steve should come clean and explain to ALL – not just the few reading this.

It makes a nonsense of any of us idiots who were thinking of parting with $9,500 for a chap with not enough time to scratch his head.

Thank you Elly – I owe you a glass of champers.

Thank you for that Elly – I too was near to joining, – what a joke!

That mentor (Brendon) has been charged out at $100/pw to each hopeful person according to Steve McKnight’s accounts to us.
Wwell that is:(100 X 250) x 52 = 1,300,000pa say he is only handling the standard package that is 200 of us it is still $1,040,000pa.

Worst still say he only “dedicates” 1 hour to each of us a week that is 200 hours a bit difficult when there is only 168 hours in a week!!!!!!!!!

So each of us would be paying $2,200 for one guy’s “mentoring” who does not have enough hours in the week to sustain a quater of us proffessionally.

Steve McKnight I am hugely dissappointed it teaches you again always read the small print and continuously ask questions.

I was seriously considering premium but I guess that is just one guy and you!! All I can say is the property market must be worse than I thought if you are having to go to these measures to raise money.

Excellent work Richard, sound like a great deal.

Helen I just signed one this week, again country Qld. $72,000 returning $185 p/w.

I have found 3 more deals in the same town (but Im out of cash [:(]) and I have emailed the details of to a few members of the forum.

    Basic details are:

    1. $65,000, fully furnished (microwave, fridge, washing machine, beds, lounge etc) nears schools and would return $130ish p/w

    2. $155,000 (units) returning a total of $370 p/w.

    They are out there!

    Cheers,

    Battz

Thanks Battz, out of interest how long have you been investing, and how long to find your first IP?
It is great to hear good news, and good deals.

    Hi Helen

I can’t beleive no one has answered your post yet so let me be the first.

Last Thursday we purchased a 3 bedroom house in Country Qld for $45,000 which is currently being rented out for $130 on a 12 month lease. All our research on the town stacked up and indeed the agent advised us that we could probably put the rent up in a year.

To be honest we will wrap in then rather than rent but 15% gross yield isn’t bad in the meantime.

Anyway happy hunting they are out there you just have to look.

    Cheers Richard

Thanks Richard, I am surprised to have only 3 replies one being Steve. I am heading up your way next month, so lets hope I can find the same sort of deal.
    Thanks

    Hi,

I did one recently… paid $23,500 for something rented at $90 per week.

And we did another 30 or so on similar figures…

    Cheers,

    Steve McKnight

Very impressive, the trouble is with returns like that you always think there is a catch! May I ask was this a unit? and how long was the lease? and if it is not to bold to ask what will you do with it now?

I think it can be gathered for free via a link from http://www.realestate.com.au

The basic breakdown of rent vs own, age groups, education, religion etc by postcode. Actual sales data is not free however.

Thanks polar bear I will give that a try and let you know.

    Hi Steve
I am one of your new members and I think your book and site are great. Having previously been involved with property investing/developing in Jersey C.I we always looked to + returns so it was with interest that I read so much about negative gearing over here – Yes I know your tax situation is very different to where I live/lived but if you are making a loss to save tax you are still making a loss! But that’s preaching to the converted. It seems you have a huge following and I can understand why.

Well I saw two blocks this morning in NSW country, one was yielding a miserable 12% and the second one potentially 15% plus!!! So I find it difficult to believe anyone who says their are no good deals anywhere.

That’s great I am pleased to hear you are finding the deals, it gives the new investors encouragement. I guess it is often the case the first ones are the hardest.

    Hi Gambeau

Considering it takes an hour to fly to Brisbane and another to fly to some of the regional areas within the State the simple answer is Yes.
