P.S. I also went to a party last Saturday and had some guy’s smoking a joint telling me that alcohol is ‘just a crutch’?????????????? Go figure?

I used to be a terrible drinker. I’d get so drunk I’d get into my car and get pulled over by the cops. I’d think that I’d made it to the next club so I’d get out and dance to the cops flashing lights. “Hey, what is this?, a LEATHER BAR?” I’m not into this sh%t. Geeze, you guys go all the way. Forget the handcuffs!” Today with all the problems…[Read more]

Great thread Steve/all,
At the conference, one bit of advice that Dave gave me was that investing doesn’t have to mean buying another property. It can mean anything from paying down one’s mortgage to reducing a credit card debt. Sometimes it helps to look within every once and a while when searching for the elusive golden fleece.

KrazyStyler,
Count me in where ever it’s held. I’m only 5 minutes away from the Blacky but anywhere’s fine to keep the momentum up, etc (refer to my pm to you). Also May 21st is a Friday? Please let us know if it’s the Sunday or Friday?
Cheers.

Dear MarkyMark,
I was a Uni student (several times!). I think if you invest in a niche property designed for o/s students that have all the facilities required, you may do quite well as the expense of studying here would probably negate the risk of time wasted in property damage, partying etc (this is still a generalization). When I rented my…[Read more]gatsby replied to the topic Partnership breakup in the forum Legal & Accounting 21 years, 7 months ago
Hi Geo,
I see myself as still new to this website and even newer as a CF+ investor. I have a friend who is a trady, sleeps 4 hours a day and works the rest (building, plumber, etc). He wants to go into a joint venture where I supply the equity, negotiations, research, etc and he does the reno’s which he’s got the skills for. However his wife rules…[Read more]gatsby replied to the topic Dale Gatherum and Trusts in the forum Legal & Accounting 21 years, 7 months ago
Hi Geo,
Thanks for the research you’ve done mate. I’m also single with no dependants so this will affect what road I need to travel with trusts and asset protection.
Cheers mate,

Wallflower,
I’ve got a whole bookshelf of books (which really means ‘yeah, I’m a savvy property investor but haven’t taken action!) I’ll find the book you want. Just supply the curry! I’ve spent a year in India. You can take the ‘cury out of India, but you can never take the India out of a GOOD curry! Dam, I’ve got the Babba munchies…[Read more]gatsby replied to the topic What’s mine is mine???? in the forum Legal & Accounting 21 years, 7 months ago
Hi Monopoly,
I have’nt looked at Kay’s web link but divorce/separation gives a whole new definition to who ‘your real friends are’ considering a life partner ideally is one’s best friend as the basis of the love that it’s built on. I’ve got 2 case scenarios of 2 people I know and both scenarios suck. A very dear friend 10 years ago was living in a…[Read more]gatsby replied to the topic Please Welcome Our Newest Moderator in the forum Opinionated! 21 years, 7 months ago

I’m a burned out ‘Disability Support Officer’ which means I work hands on with people with intellectual and psychiatric disabilities. By the way I’m NOT at all burned out by the people I help, just by the politics and beauracracy (that word!) and how the Department of Human Services puts money first and the needs of clients and workers, to best…[Read more]

Dear Krazystyler,
I spent all yesterday on this site and actually put a post up asking if anyone would like to get together in Melbourne to talk property! I live in Nunawading, only 5 minutes from the Blacky! Sorry I missed your post as I would have loved to have come (talk about lack of due diligence!). I hope it went well. Westan,
China is the go and here is your new market! Forget NZ! The new market is Biotech. Forget the indusrial age, the info age. We are in the bio tech age well and truly. Stemcell research is well and truly alive in China. I’m not sitting on any moral high ground here. I’m just calling it like it is. In China there’s no debate about the ‘right…[Read more]gatsby replied to the topic Income Protection in the forum Help Needed! 21 years, 7 months ago
Marc 1,
from your response I’m assuming that you don’t have or believe in income protection. Forgive me if I’m wrong but after reading a few other replies I get the feeling that there are mixed opinions on this issue favouring against the income protection on a cost vs benefit ratio which I’m also leaning towards. I apologize if the George ‘where…[Read more]gatsby replied to the topic Fine tuning research tools in the forum No Subject 21 years, 7 months ago

Dear Kay,
Much appreciated! Regarding looking through newspapers, how do you gain access to them all? I’m looking in the Victorian region to narrow down my search but I’d happily search all over OZ. Do you pick one town say for example and then after exhausting the search via the local newspaper for arguments sake, then move on to the next town of…[Read more]gatsby replied to the topic Body corporate or/and insurance? in the forum General Property 21 years, 7 months ago

Thanks for your reply and advice. I’m of the same thinking as it’s only a one bedroom flat. I was interested in it from a legality/responsibility issue as a landlord as well. You mentioned a few major insurers. On another thread I’ve posted a question asking what is the best option regarding income protection. Hi Mortgage Hunter,
I assume holding costs your referring to to be advertising for a new tenant, interest on IO loan, etc. I’m referring to the lost ‘rental income’. If you can claim this then I am obviously in need of a good tax accountant (hell, even a shit one wouldn’t hurt!)lol!
