    Hi Lisa,
    I would recommend reading all Margaret Lomas books relating to property, in the order she wrote them.
    I think there is about 5 of them. most should be in libraries.
    I have learnt a lot from them.
    Also read many other books as well, to compare diff ideas and stratagies.
    Lomas seminars are not expensive to go to, I have been to many.
    I have not joined the destiny because of price but still have learn't a lot from her books and seminars and her news letters etc.
    I think their service would be genuine, they do not sell property, just educate you on investing in property the way Margaret Lomas does, which i think is a very safe and low risk way.

    Hi,
    I smell a rat,  run as fast as you can, away.
    Run to the library, and read as many property investment books as you can.
    Margaret Lomas has several books, well worth reading them all.
    Ask lots of questions here as well.

    Hi,
    In victoria, i think you pay stamp duty on the value or cost of the already completed or constructed portion.
    Only the remaining unbuilt portion is stamp duty free.
    So, if a place is nearly complete, you nearly pay full stamp duty.

    I guess if you wanted to take the risk,

    You could  do only labour intensive work.

    That way you only risk losing your time which is still money,

    But, at least your not risking thousands of dollars worth of materialistic things.

    Out of all property sales, i'm not sure how many people do this and then run into trouble.

    But i guess it can happen.

    I would not expect to claim anything against my taxable income.
    But i was wondering if the wife could claim all the loan interest against her possible income, even though the bank loan is only half in her name as the other half is in my name.

    Property is 100% in wifes name.

    Bank loan for property  is in wifes & husbands name.

    Hi,

    I don't think the agents end up with the building or pest reports.

    They remain the property of the person paying for them, usually the previously interested buyer.

    The agent should be obliged to tell you of any known majour problems though.

    Hi,
    Just keep reading books as well.

    As many as you can.
    Margaret Lomas has many books well worth reading.
    Good to read a variety as they can differ greatly on stratergies, etc.
    Eventually you will have a better  understanding on all.
    But, saying that, i think you can never stop learning, as times keep on changing.
    Your willingness to learn and invest at your age is the best thing on your side at the moment.

    what sort of properties are you looking at there and do you think you can find or make them pos. cash flow?

    hi matt,

    i suggest educate your self first for nothing (or very cheaply).

    read,read and continue to read, a variety of property investment books, many available at local libraries.

    read for ever on forums like this,  and even ask for advice or opinions.

    you don't have to believe everything you read or hear, but it gives you ideas to follow up, reserch and then come to your own conclusions.

    it's a good way to start and feel your self into things.

    hi,
    me again,

    also wondering if buying a land and house package,

    should i keep records of travel costs to the building site for progresive inspections, colour & component selections, discussions with builder/developer, phone calls etc.

    can i claim any of these things?
    maybe it can only be used to add to the cost base, for capital gains tax?

    hi,
    sorry to but in, but, i also have a question.
    doe's all rendering need painting?
    or can the colour be put in the actual motar?
    i assume you can do both, but is one better than the other?
    is painting the cheaper way to go?
    what do most people do?
