    Hi Guys,
    I spoke to the land valuer at the council and he was able to give me a value.
    The block has an easement running through it and it apeared undervalued, after speaking to the valuer He filled me in.

    Hey Simon,
    Thanks for your input, not offended but a bit taken back. I believe the best way to learn is to do.
    This is my second developement, with the first I was told, that to get a seperate title on a subdivision, I would have to go to a land surveyor. This process would take about 4 months and cost up to $10,000.
    The town planner I spoke to today told me I could of got a strata title much quicker and cheaper.
    Thanks I think you answered most of my questions.
    Do you offer loans for developers?
    Maybe i’ll email you this deal I’m just putting together.

    Hey Simon,
    I do have a lot to learn, thats why I am doing this training and humble enough to ask questions, however I don’t know about learning everything befor I begin.
    However I am grateful for all that info,
    I was not able to answer my question out of all that.
    Is it set up by a solicitor? Does it hold as much weight when borrowing money against divided blocks?
    What is the differance between strata title and using a land surveyor? What is the cost to do this?

    Thats all very nice and clique,
    At one of Steves seminars in Melbourne he was saying that only 1% of people that do any seminar will really really succeed at it.
    That means if 100 people attend a seminar hoping to really really succeed, 99 will be disappointed.
    If he is marketing this product as something that can make you financially successful, the least he can do is give it a good guarantee.
    I have given lots of things a good go, invested lots and lots of time and money, followed the instructions, read the books, listened to the tapes, done the exercises and they haven’t worked.
    As long as the guru gets his money its too easy to say have you done the work.
    I know who the 1% is.

    I have One thing to say about Jamie peddling his wares.

    Show us your guarantee.

    He says that we can achieve great things if we pay to do some course, prove it and guarantee it, unconditionally.

    I suppose at the end of the day they are only interested in making money and if an area dies, what would they care.
    I have myself questioned Spiro about the so called “potential yield”.
    With a bit of investigating you can find out true rental returns.
    I think I’ll take you up on the Buyers agent you know.

    The easement is a 1.5mt storm water pipe and a sewrage pipe from 1929.
    The total easement is 9 mt wide. Thats right 9 mt.
    The total land size that the easement is on is about 400 sq mt.
    Because the pipe is old they fear that even a car park may force presure on the pipe, let alone a structure.
    However I will take your advice and see a town planner and the council.
    It is cheap for the area.

    Hi Guys,

    My two cents regarding Jamie,
    I was given a dvd and free book from a friend, Yes it was just enough to wet the appetite, I had a look at the course outline and was very keen to invest in myself.
    Being a cynic, I read every bit of the guarantee and was saddened to read that as soon as I opened any of the material I was not able to return it because it would not be in a reusable condition.
    It just seems like another one of those things that are made to take money out of your pocket.
    Having said that, I have read the testimonies and if there was a more genuine guarantee I would probably invest.
    At the end of the day, if you look on the internet there are 1001 of these courses out there.
    Steve Mcnight said something scary at seminar in Melb,
    Only 1% of people that do any of these courses will really really succeed.
    Guess who that is.

    Hey Zerotax,

    I have had a bit of dealings with them,
    I have not bought a house with them but I thought it was a cheap way of selling without an agent.
    He is charging me $300 per month and no comision on the sale.
    I was quoted $3000 by an agent to sell a $40,000 property.
    The property is yielding 10% so I thought it should sell ok on his web site.

    Hi Guys,

    Thanks for your input,
    I’ve spoken to Melbourne Water and Yarra Valley Water and they say that under no circumstances are we able to build any load bearing or permanent structure including car park.

    The block is 1041sq mt, so taking out unbuildable land it leaves 500sq mt. I am hoping to get 3 units on the land and use unbuildable land as back yard, gardens etc.
    Does any one know land values in Preston Vic?

    Thanks for your coment.
    Rates are $134 a year, there are a heap of others the same as mine renting between $60 and $90 per week.
    I have a vending business and it is perfect, I just can’t borrow against it.
    The land is 33sq mt, it is two story concrete slab construction.

    I am in the process of developing a subdivision but it takes so long.
    I think that when I started out I was expecting to have bought 10 properties by now but it has’nt worked out that way just yet.
    I have burnt myself out looking for properties.
    The subdivision has taken 1 year so far andf I hav’nt started building yet. I think I’m looking for the magic bullet.

    Hi Elizabeth,
    I am using a company at the moment and have nothing to say but good things.
    The Manager is very profesional, knows the market and has a fair amount of top quality investment properties that he has developed.
    He looked at my plans and made a few suggestions that saved me $6,000 just like that.
    I realised up front that cheaper is not always cheaper if you know what I mean.

    Hey McHenry,

    At the moment I donate a fair bit of money to charities that are not deductable gift recipients. That means my donations are not a tax deduction and that I have paid tax on that money when I’ve earnt it.
    If the charity I set up is a beneficiary then there is no tax paid on that money because charities do not pay tax.

    Hi Leila,

    I know you have a chippy, but I have just got a quote from a builder with a top reputation for a subdivision I am doing.
    You might want to hold on to his details for future referance.
    He is building a 15 Square unit including garage for $120,000.
    I shoped around a fair bit and found his work to be the best i’ve seen and definately good value for money. His details are,
