    Hi Guys,
    Here is my great (true) story.
    I might begin by saying I am a synic so hype, cleaver wording etc does'nt wash with me, give me facts and proof.
    I watched Jamies "free" DVD about 18 months ago. I was unemployed and had a mortgage on a modest home. As I have said earlier I enquired of his course, looked at the so called "guarantee" and decided to save my money.
    In the last 12 months I  have a property I am developing, land and permits to build a unit and a business that is valued at between $800K AND 1 Million dollars including equipment. I could have done his course and had to give Jamie some credit but I did'nt. If I have to give anyone any credit for giving me a reason to be motivated and pursue my goals it's Steve McNight. I did the results mentoring program and that gave me a boost to get motivated and achieve. 
    What do I say then,
    Jamie motivated me when I watched the DVD, NO.
    The fact is that most people who are looking at courses are also looking for that push, that bit of motivation.
    I hate to say it, but if any one is getting that from Jamie, Steve,The Swamy or the UFO and you feel you are not being ripped off and that you are actually making some money and not just "growing as a person" then knock yourself out.

    Hi Guys,
    Can anyone tell me the pro's and cons of reverse mortgages.
    My mother is retired has a house worth $450k and is looking for $15,000 every 5 years.
    If she lives another 25 years what impact will that have on her,
    The house is in Brunswick Melbourne.
    Can someone recomenda company that does reverse mortgages?

    Hey  thanks Guys for the comments,
    I have no problem paying an exit  fee if it means getting better service.
    There is a reason they are called Rams, thats what they do.

    Hi Richard,

    Before I answer, do you realise that this forum is for amatures as well as vetrans?

    I am very interested to know how that is adversly going to afect me,
    and I don’t know why I would’nt go to someone who does’nt have insurance, tell me why it is not a risk for a lender to not have insurance.
    I’m not a finacer, that is why I’m on this forum, why are you?????

    Hi Richard,
    I don;t know a whole lot about finance, but I would be worried if a finance company did not have insurance, can you please explain what the big proble with that is, under 80% the insurance cost isw less than $100.

    Hi Guys,

    Richard, I did post the companies details, sorry if I insulted you, just trying to share something.
    As for mortgage insurance, V8ghia is right, I just spoke to my finance guy to clarify and yet again he outlines the insurance requirements above 80% LVR.
    Less than 80% they pay, which is a small amount anyway (less than $100).

    Hi Richard,

    Maybe you should give him a ring.
    Im going for 2 loans with them that are not insured.
    He has 40 investment properties of his own and has steared some 600 client in similar directions.
    I understand you have a business to promote.

    Hi Cathy,
    I am currently refinancing with a company with property investing experience. The CEO has 40 investment properties and gives sound inteligent advice as well as providing finance all over Australia.

    Hi Wylie,
    Every two years I have my lungs exrayed and he seems to check my glands.
    I must admit I don’t know a whole lot about it, but I was sanding, sawing and filing.
    I have two small kids and every time it comes up for my tests I hold my breath.

    Hi Smiley,
    Please be careful if you do buy something with asbestos.
    Amanda is right.
    I have been a painter for some years and was unaware of what was asbestos. I was exposed on 5 occasions that I know of and now have to be tested every 2 years.
    It may pay to have it tested just so you know and any possible tradesmen will know.
    It may be a good bargaining chip.

    Hi KJS,

    There is a paint aplicator you can buy from paint stores, it has two wheels on it and a mohair pad.
    You simply dip the pad into the paint in a paint tray and run it across the top of the wall allowing the wheels to roll along the underside of the cornice. This insures you get a straight line all the time. You may have to do about 4 coats to give sufficiant coverage however they are very quick.
    Don’t be tempted to paint your walls with one of these aplicators as they normally spread a thin coat of paint.
    There are other various paint sponges and applicators available.
    Bunnings have a huge selection of these, take some time to look at them and choose one that is wright for your need.

    Hi salsachinita,

    It does sound like a lot.
    I would get a few more quotes. Maybe suggest they take the doors home. I have done this for customers in the past and it has saved them money.
    There is an additive ( Terabine) you can add to enamel paint that reduces the drying time between coats from 24 hours to 6 hours. So the painter should be able to do the first coat when he gets there and the 2nd coat befor he leaves. It sounds like it could be done in one day in theory. His day rate sounds right.
    If the painter is male you might want to give him a time and money budget and ask him if he is capable of completing the job within
    These limits and tell him that is all the money you have for that job. Most guys would look at that as a challenge,achieve it and beat their chest after completing the task. Otherwise they may dordle for 3 days and be less productive.
    Just a tip, you get more of a painters skills if you do a lot of the mundane tasks like moving furniture, masking up, covering floors and furniture, prep etc, otherwise the painter will charge you $$30+ to do all that.
    Sorry I can’t recomend anyone. If I had the time I would do it my self.

    Hi,
    I bought a storage/ office unit in Campbellfield about 16 months ago. It is 2 story with a carspot storage in front.
    The average price was $38k. They have gone up to about $40k.
    Upside is I did’nt have to pay rent for the time I used it, secure property, easy access etc
    Down side is I hav’nt been able to use the equity in the unit to buy another place and to sell it now real estate agents want $1,000.

    It has only increased a bit because their was a whole heap on the market at the same time when they were first offered for sale. I guess they may increase in value faster now that most are sold.
    They are all the same size and are renting for between $60- $90 per week.

    Hi Kingbrown,
    I noticed how you used a lot of capital letters, sarcasm and trying to make me out to be a simpleton.
    That is exactly what some scientists use to try and convince people of their theory.
    Not that they can come up with conclusive evidence, no, they will use sarcasm etc so that most people will think that they know best because they see them belittle anyone who questions them.
    A primary kid could see that.
    PROVE THE MELTING ICE THEORY.
    I am awake, because I refuse to blindly accept “FINDINGS” without evidence. Regardless of who it is.
    We can directly measure CO2, What? What?
    What temperature? how much did it go up? Where?
    Mate this forum is about property, if you think your house is going to sink because of some ice melting nonsence you heard from a few scientists maybe you should build an ark.
    There are some instructions in thje bible.
