    We’ll start the day with our 3 daughters, their partners and our 7 Grandchildren all coming around and i will play Santa.[xmas]

    We will then have our customary champagne breakfast, ham and eggs on the BBQ with champagne and orange juice, then some time spent with the kids and their new Xmas presents.

    We usually then have a game of Bocce or something similar, great fun as we are all a little tipsy by this stage[wacko], then a rest from the alcohol for a while.

    Xmas dinner is usually a smorgosboard affair with whomever of our family is spending the rest of the day with us.A few cold beers etc and maybe some more bocce or cricket. Then maybe[sleepy2]

    Usually a great day is had by all.

    Hey Foundation, thanks for that gem of advice, i’m so glad i joined this forum, the helpful info just keeps on coming [laughing].The last people i would let near my house with dangerous implements such as saws etc are my mates especially with a slab of beer.[confused2]

    1. What it the cashflow of the property?.
    2. What is the vacancy rate of the area?.
    3. What improvements are being planned for the area?.
    4. What is the population growth?.
    5. What is the competition?.
    6. Is the property tenant friendly?.
    7. What condition is the property in?.
    8. Does it have furniture?.
    9. Is there a body coporate?.
    10. Is there a rental guarantee?.
    11. What is the current property management arrangement?.
    12. Is there a leaseback?.
    13. In the case of a new or off the plan property, who are the developers?.
    14. Is there a dual purpose if this is a niche market ( purpose built ) property?.
    15. What is the land availability in the area?.
    16. what is the proximity of the area to a large city?.
    17. What is the age of the property?.
    18. Is the property at market value?.
    19. Is the town you are considering based on just one industry?.
    20. Are you being commercial in your approach?.

    Redwing,Thanks for the link to exelaustralia.

    I have been looking for a new program to use for a while now, something user friendly. Checked out the rentalworkbook site and it seems to be just what i am looking for, purchased the program and will work with it for a while.

    There is a 30 day guarantee so i have some time to evaluate the program.

    I also would be interested in hearing the answers to Jacob’s questions. I saw my accountant today to organise my tax return for the year.I asked her if i could claim a deduction for any books and magazines about property investing and wealth creation and also seminars i have been to during the year. She seems to think as they are not directly related to earning income they are not allowable as a deduction.Has anyone had any experience claiming these items or any info that may be beneficial?.

    I totally agree, we have our PPOR and 2 IPS in Logan. During the last 5 years a lot of people have made a lot of money from investing in property in the Logan area, and correct me if i am wrong, but isn’t that is what it is all about.

    Maybe, plproperty, you should slow down next time you drive through Logan and have a good look at what is really happening here.

    After listening to and reading all the fors and againsts and all the media hype etc etc, i find i can not say to myself whether i think she is 100% guilty or innocent.I do believe she was let down by her defence team and the Australian authorities and if she is innocent a terrible injustice has occured.My first reaction was, along with thousands of others, to want to hurt this country as much as possible by financial means by boycotts etc. After thinking about the situation i have changed my mind on this as i believe this action will not help her cause any at all and will only cause much hardship for people who have no say in this matter at all , Aussies who have business’s there included.Wanting donations for the tsunami disaster back is a sad reflection on us all as decent Australians as this is a totally separate issue.

    My opinion is if the figures are good, the property is sound after the pest & building inspections, you are happy with the current tenants and you feel comfortable about the purchase go for it.

    My wife and i attended the seminar and enjoyed listening to Michael and Bill Zheng. Michael has a wealth of knowledge on property investing and development. Bill Zheng is a very informative and entertaining presenter and i will be contacting him in the future in regard to our finance requirments.

    Hi Nobleone,

    I have also booked for the Brisbane seminar, i believe $97 is good value for a 2 day seminar considering some of the speakers who will be there.Maybe i will see you there.

    Thanks pbatey, i noticed you said in your reply that 2000 & XP were the only OS’s supported at this time, does this mean you are planning on releasing e version for 98se?.
