    Hi Resi,

    That is what a building inspection is for.
    For the sake of a couple of hundred dollars you can’t go wrong.

    Don’t mind old properties also as you can usually add value anyway although you miss out on depreciation not buying new.

    I have seen a lot of problems from new homes also
    just within a few years of purchase.

    2.Buy whenever you can.

    Hi Marty,

    Obtaining finance depends on where you are buying.
    For instane just say you wanted to buy in texas all you would need is a passport to put down 30% deposit at around 6% int rate.
    At 20%dep and higher you will be paying a higher interest rate more fees ect.
    Basicly you get anything you want but you might be paying 10% int rate and killer loan fees.

    No problem using your equity also and to get pre approval for loan in certain areas only takes 3 days.

    Spoke to PM.She was unsure as to an actual increase in rent,but what you could try for is an extra 5 to 10 dollars week.Depends on what is appealing to the tenant.

    Any Property managers out there?

    How much could you charge in rent for installing a remote controlled garage.

    Just recently I found out they cost approx $500.I’d imagine you could ask for an extra $5 per week

    What do you reckon?
    Will have to take it up with PM and find out.

    One thing I would make clear is how you want to be contacted.Also how long similial properties are vacant for in that area.

    It’s not uncommon to get a 10% return in Newzealand or US at the moment without trying to hard.

    Also people will tell you to think creatively like create another bedroom,renovation or subdivide.

    Or another option is looking into listed property trusts etc.

    I’m not a guru but here goes!!
    If I was in your position I would refinance properties and use for deposits on pos geared properties and LPT’s preferably in NZ and US.

    I wouldn’t sell as I like Ipswich, think you can’t go wrong in the next 20 years.

    As I have recently learn’t make sure that you contact your pm at least once a month to see if things are running smoothly.

    Also be very specific on how you would like to be contacted by them whether phone or email.

    Hi Steve,

    I think Richard will be walking around with a smile for days, although it will be shortlived as the 5th test will be won by the Aussies.

    Therefore 2 all.Australia retain the Ashes!!

    It’s going to be a long ,sad and miserable couple of months for Richard.

    Hi,
    Thanks for your responses.
    Every other time a tenant has left they have phoned me but for some reason they chose to let me know by email this time.

    I would rather be phoned than emailed no matter how many phone calls I recieved.

    Had recieved my rent monthly.

    Anyway I will learn from my mistakes and being pos geared it is not to much of a worry losing a few weeks rent.

    Richard I think you may have your wish.
    Yesterday Magrath was in doubt for 4th test due to elbow injury.

    with Magrath out it is even money!!

    Have to wait and see.

    Hi there,

    Have tried free systems but they havent worked,even
    Mcafee i have had problems with.
    They are able to over write these easily.

    We are currently using Panda anti virus platinum which
    is approx $70 yearly,wouldn’t use anthing else.
    I don’t like Norton either.
