    I just sold my PPOR in Mandurah using housemart.net.au. For $750 you get 8 ads in the paper of your choice, internet listing, for sale signs, all the relevant docs and they are very helpful at teaching you the best way to sell your home and get the price you are looking for.

    When I decided to sell I got four local real estate agents to give me appraisals. The REA’s all told me that no house in my suburb had ever sold for more than $300,000. They then valued my house between 320-330,000. Housemart can also give you an estimate of what they think you list your house at. I listed mine for 325,000 and accepted a cash offer of 320,000. The best thing about all this is that the REA’s wanted between $12-14,000 commission for doing the same job as I did myself in three weekends.

    Is there any reason why you can’t live in the reno while doing it up? Could save money on rent.

    Hi KP

    Have been thru the courts. Tennant was a no show and the magistrate found in our favour but even this is not good enough for the insurance company.

    Hi All

    I had Landlord’s Insurance with St George but when my tennant did a runner they wouldn’t pay out for loss of rent because he wasn’t courteous enough to leave a forwarding adress for me to send a breach notice to as per W.A. Tenancy Act.

    So after learning the hard way I still have Malicious Damage Insurance but decided against Loss of Rent insurance.

    Hi Redwing

    Just wondering where you got your info about relocating the Freo Port. In today’s Sunday Times the government is about to announce spending $30 million on developing a rail line direct to the inner port. With spending like this you wouldn’t think they would want to relocate, but you never know they are politicians.

    Hi Zen

    I beleive the area around central Mandurah is a good opportunity, with prices still on the low side compared to those in Perth. The train line from Perth to Manmdurah will also bring an influx of people to the area in my opinion.

    The blocks in central Mandurah have been zoned duplex and alot of these blocks have brick and tile houses on them located at the front of the block so that you can build another straight on the back.

    Rental properties in this area are very sought after due its close proximity to ammenities.

    Redwing, I have done a fair bit of research in the north real estate markets but still no joy.

    Marisa, ACT Today has done well but negative gearing isn’t the way I was trying to go (even if it is only $23/month)

    p.s. Have been looking for properties up to the 130K mark, but even using the 11 second solution none get even remotely close
