I’m with Bofclark on this one. Don’t simply take the easy way out by taking the vendor’s word for it. Your effort will be worth it either way if you do so.

Challenge him to prove his rental claims. Best of luck!

Yeah, it went quite well in my opinion. The only thing i had a problem with was that we had to speed thru some parts rather too quickly.

Maybe future seminars can go into late nights? (If Steve can take it all that is … I have no doubt he can) ;)

    Cheers Everyone!

I’m pretty sure the seminar that Kurra attended is the same one organized by Westan since he mentioned the area “Buffalo”. Cheers!

    westan,

    1) You’re saying the CF is still superior even after the recent growth? (What’s the typical annual ROI in N.Z after expenses?)
    2) Is there any more upside/growth potential for N.Z in general (esp. Invercargill) in the next few years?
    3) Why wouldn’t you consider Oz?
    4) Are there any other advantages besides stamp duty and superior CF?

Yes I can. What I’m concerned about at this point is the financing portion.

Ok, here’s what i’m getting … so with a NODOC loan, I can get a 65% leverage (LVR) pretty easily?

Nodoc as in unsecured loan, unemployed person?

    Thanks for all the inputs!

What about for international buyers? (I’m not Australian)

jspri, yes I’m older than you. Could you give me an idea of how much you paid for your IP (estimate will suffice) and which area it was in? (Just to get some idea …)

Oh yes, just 1 more thing I’ll like to be clear about:

The ONLY reason I started this thread is for the very reason of the question and that is to find out what the typical bank IRs for amounts as such.

Wes, thanks for your concern. I’m very aware of such things (pyramids and similar). In fact, I’ve openly opposed pyramid systems back home and have educated ppl about such stuff. So to answer your question … Nope, I’m not in any sort of pyramid.

eeshole, it’s not appropriate to post more details of it here since this is largely a property related forum. If and only if you’re keen to know more, then let me know again (PM/email). Otherwise, simply ignore this.

    Wes,

I haven’t got any “real” experience with what we normally term as investments (shares, properties, etc). What gave you that idea?

    Cheers!

Ok, just something else to find out.

As I understand, it takes at least 6 months from the time I obtain my learner’s permit before I can go for my practical test in QLD.

Is that the same for other states?

Alright, thanks. I thought there shouldn’t be since it’s debit.

Mind telling me which bank you went to to apply for it?

wayneL, thanks for answering that question.

Were there any pre-requisites to having that card? Is there any need for approval like standard credit cards?

    Lisa,

That’s pretty amazing … You’re going for the 2nd time??

    1) What are your reasons for doing so?
    2) What were you previously doing prior to investing full time?

Oops … I’m sorry that I was getting vague here.
I’m not so interested in the premium priced ones. I’m more interested in knowing the median prices of an average area in Oz.

And Marisa, where did you get the info that there are more millionaires per capita??
