I wish i’d listen a little more carefully, some economist (a Government guy) was just on the radio sprouting that interest rates will rise by at least 3% over the next three years…
Wonder if i could borrow his crystal ball… []
My “guesstimate” is we will probably see another 0.25 increase, that should keep things under control until at least March next year… []

I’ve taken the hands off a little bit lately, but I for one am not enjoying where the forum is going, and in order to bring it back on track I’ll be around a lot more over the upcoming weeks. Changes have already been made and more are coming soon.
Steve, firstly thank you for the forum. I have found it to be a valuable source of information and have enjoyed my time here…

I moderate on a forum that has nearly 9,000 members and am well aware of how difficult it can be to “manage” to keep everyone happy… It comes down to people having a little bit of respect, and it seems that isn’t happening here at the moment. It’s a shame, you have many great members with plenty to offer – Perhaps everyone should think a little more before posting… After all, as individuals we all have different points of view. Just remember that because yours differs from others doesn’t make them any less entitled to have a point of view !! []
For the sake of the forum i hope everyone that reads this tries that little bit harder in future to make this place an even better forum to visit !!

As Terry said, wouldn’t you like to buy a car at the cheapest price ?? Investment properties should be bought with the head, not the heart.
If you are willing to pass up a bargain because you feel it’s not fair on the vendor i hope there are more people like you out there !!
I personally don’t really want to see anyone suffer as such, (hell, imagine if it was one of your own family members being forced into a fire sale) but someone is always going to benefit from someone elses misfortune. The way to look at is s that if you don’t buy the bargain, someone else will – easy to convince the head, perhaps not so easy to convince the heart… []

A weeks free rent at Christmas is something that i’m sure every tenant would truly appreciate – I’ve given long term (more than 2 years) tenants just that several times… []

I figured you have been a busy man lately, same story this side of the fence – I got the bad news this morning that my development ideas had been smacked on the head by local council – Why ?? They don’t know…
That’s just the way it is they say…
Still, there’s light at the end of the tunnel – apparently within 3 years it should be ok… Gives me time to own the place outright before tearing it down i guess… []

What do you really want to achieve ??
If you intend staying in Sydney perhaps aim for a PPOR – If you want to move elsewhere maybe consider investing in other areas and look for some capital growth to fund your PPOR further down the track…
Depends what you want most i guess – i wouldn’t buy in Sydney though, wait 6 months – i can’t see prices going any higher in that time, if you’re lucky they may even fall a little… []

Fibejebe: I had one in the past – ’99 Fatboy, custom electric blue, it was one of the last of the Evo’s – it made way for a circuit racing car (Mazda RX-7) which i thought would be cheaper (i was wrong !!) []
Although come to think of it the gut has expanded a little in the last few years… so the nickname is still pretty appropriate !! []

Kay: 3 post ’85 apartments, nice choice if you can get them at the right price… Do you have any concerns over strata fees though ?? I worry a bit about capital growth with apartments as they don’t have the land content that a house/villa would have… Still, plenty of people make a killing with units, so thanks, not a bad response…
Still In School: Half a dozen cheapies – ok, how cheap and where (roughly) ?? Vic, NZ, Mars ?? []

They are out there – but so are hundreds of people just like you searching for them… Unfortunately this has pushed up the price and as a result desperate people are paying too much for properties that two years ago were less than half the price. Keep looking, but tread carefully… []
