    Typically the CFA will come out and tell you whether it’s a fire risk free of charge as part of their community service, fire prevention initiatives etc.

    I agree too. In so many instances what you think about is what you get. Also, like smoking affects your health in so many different ways, so do your thoughts affect your outcomes, realities etc. in so many different ways.

    Also I believe that so many people are poor or impoverished, not because of circumstances etc. but because of the types of people that they are. This may sound harsh, but it’s so true in many instances that I’ve seen. Also a strange occurence I notice a lot is that the less a person has the more inclined they are to be ‘snobbish’ , stand-offish and hard to get to know etc. Some people are just ‘that far gone’ it’s unbelievable. Dirt poor and stuck up about it??? [blink]

    While it’s also true that rich people can be snobs, elitst etc. I’ve found that richer people like this are usually the ones who are married to the person who created the wealth or they are the recipients of their wealth via inheritance etc.

    It’s a rare occurence IMO that the person who developed their wealth are people who aren’t approachable, friendly and happy etc. I’m not just talking about some bloke who earns $120k per year and lives in a million dollar house either, I’m talking about rich people- those who have millions and the lifestyle to go with it.

    Anyway, good thought provoking post, hopefully it brings about some good debate.

    Depending on where and what you’re looking at, I believe it’s easy to find cashflow positive deals that won’t break the bank. I’ve just been looking at 2 properties. One is a shop rented to a nationally branded chemist for $30 000pa, for sale at $350k neg. The postcode of it’s location has a population of 80 000.

    Alos in the CBD of the same town is a retail shop with an office on top of it, returning $34 000 per year, for sale at $295 000. And the landlord is wearing the annual outgoings of $4000 per year-plenty of room for improvement.

    Although I dont have commercial property (yet!) and know nothing about it compared to others I am definately finding deals that are cashflow positive that aren’t out in the boondocks and with fairly good looking leases aswell.

    They are out there, so if you’re interested enough keep scowering your local papers and also http://www.realcommercial.com.au for deals. The site’s a bit sluggish but it’s where I found the deals mentioned above.

    Hey Dr.X

    I’m looking at buying a house in Melbournes western suburbs and doing it up, then moving onto the next one in the same area…

    I really believe this area has huge scope for the future. 15km’s from the city you can get a house on 600sqm for $200k, in the other direction it’d cost triple that. The area’s a bit rough at the moment, but so was Richmond, Prarhan etc. 20 years ago.

    On the personal front, wouldn’t mind taking a tour through Vietnam- north to south and getting over and having a look at Hong Kong and maybe Shanghai.

    I’ve lived on a main road, across from a train station too, so it wouldn’t bother me to rent your place. I could live in the middle of a roundabout, but of course I’m an exception, so be ware that most people wouldn’t touch it but there are others, like me, who wouldn’t have a problem.

    Besides there’s nothing like a high front fence, thick bushes or double glazed windows that would help with any noise problems. You’d be surprised at what you can get used to…[sleepyanim]

    Also back in the 80’s my mum worked with a lady who owned with her husband about 40 acres in Agnes Waters. I dont know what that land would be worth today, if anything- it might be zoned rural, but I hear the story every few months and cant help but wonder, if it’s residential land, what it’d be worth considering the average price in Agnes Water now. Anyway, just a thought…

    Hi Lesleigh,

    Be careful, connecting things like power and telephone, let alone chipping in for the construction of road(s) can be no small outlay. Especially since these types of services are mainly carried out by overweight, bearucratic organisations. There are people who’ve done what you want to do so you should get a more detailed answer shortly regarding specifics etc.

    Also is your land in a good spot, if it is and you dont need to sell, you could sit on it for a little while longer and cash out later. It’s just a thought of course, but with everything that’s happening and the future demand for housing in Qld…?

    Hey Sasharif,

    Try using the words caravan, investing etc. in a search at http://www.google.com.au and you’ll find out some info.

    I’m assuming you’re thinking about single caravans/cabins etc. I’ve seen caravans for $20k rented for $120pw but the site rental and management fees, amongst others, easily eat into any positive cashflow. That’s not to say they are a bad investment, just beware of these types of fees which seem to wreck a lot of good looking deals. There are still good deal out there!

    Yes you can start with $5000 and yes there probably would be finance available. Finance seems to be available for anything nowadays. Regarding the finance also, you might have a bit of luck asking in the finance forum, which is visited regularly by very good and knowledgable brokers.

    I’ve also looked closely at caravans etc. and think that done right, could be a great springboard into property investing.

    Hey Misty,

    Is there a way you can find out for sure if you’re getting retrenched? If you are you could start looking for a new job straight away. Even though your skills are outdated remember that there’s a skills shortage at the moment, so dont yet despair. You could also do some training/ education to update yourself in preparation of the retrenchment.

    It’s good that you’ve started already with property, so ask yourself, if you had to live off what you can do with property, could you?

    Also regarding a job involving property, you could start canvassing to see what’s going, what you could do and what you might need to do/get to get started in a property related job.

    And if all else fails, you could fall off your chair at work at ride the work cover train off into the financial sunset, or there’s nothing quite as lucrative as a well placed sexual harrassment or wrongful dismissal suit…[evil4]

    I put up a chart a few days ago relating average house prices to average incomes in American cities with a population over 1 million. This may give you a heads up on which areas might have some room for growth in the future. I think the stats are a little bit old, 6-12 months, but should still act as a fairly good guide.

    Mine is of course the superhero Radioactive Man from the Simpsons, which has an uncanny similarity to the life I’ve been leading, namely;

    Upon joining this site early last year, my main concern was not to grow and develop my understanding of investment propety, it was rather to get a cool avatar that would bring shame upon any mere mortal who tried to duplicate it’s use on this forum.

    There’s been a few posts about GC apartments recently and the general consesus seems that yes they are over priced. Remember if you bought now you’d be buying, more than likely, at the peak of the market. That wouldn’t leave much room for any more growth but plenty of scope for the downside.

    In my opinion, if you really want to invest on the GC you should wait a while, otherwise you could put your money somewhere better.

    This was just another sensationalist heading to capture attention. The figures they quote in the article give a negligible difference in the amount and volume for investment loans recently.

    If the market is to falter significantly, the figures would be a lot worse, it seems to be just a variation in monthly data. It’s just a matter of when ‘bad news’ stories like these really do have an effect on sentiment that will ultimately undo the market, if they haven’t already…

    Good pick up tho, Clones these type of stories are getting a lot more frequent.

    I’ve had a governement department keep ringing chasing me for surveys into demographics etc. When I said I’m busy, cant do it now etc. they’re like when do you get home tomorrow, we’ll ring you then etc. [grrr]

    I finally just hung up on them mid-sentence and they never called again. With surveys like this, if you decide to partake, I’ve heard that you’re obligated to keep doing so or you can be up for some fines etc. It’s not enough to do just one, you’ve got to keep doing them.

    So beware, if they call you, bite the bullet then and there and just hang up!
