    These do happen in Australia, but unfortunately I dont think there is nowhere near the amount of money to be made on them than in the US. G7

    Could you get $2000 off a credit card, friends or family or a short term loan?

    If finance fell through you might have a problem, but for the sake of only $2000 I wouldn’t think this would be too much of a problem, someone will answer you soon with a definate answer, dont stress too much, you wouldn’t be the first this has happened to because of an idiotic bank.

    Flat= Un-subdivided apartment, you cannot purchase seperately
    Unit= Stand alone dwelling, or may share a common wall, not usually in multi story complexes etc. There may be 10 units on a big block of land, not on top of each other.
    Apartment= Usually in a multi story complex, but can be bought seperately, it’s been subdivided.

    In a rental context…
    Flat and Apartment usually the same just different terminology. Describing the exact same dwelling an apartment rents for more because it sounds better than a flat. Like selling a neglected car, it’s either a classic to be done up or a rusty piece of shit.
    Unit is the same as above.

    Dont get me started on townhouses…

    Great post Russ, as I am now also a non-smoker I have also turned my attention to losing excess weight.
    I’ve cut back drinking fatty drinks, like cordial, soft drink etc and as they are loaded with sugar i expect the weight to fall of dramatically.
    The reason I drank so much is that smoking left such a crappy taste in my mouth, I had to get it out, like drinking strong cordial.
    It’s great being smoke free, really liberating, there’s a lot more benefits than expected when starting to quit. Anyway I’ll get back when I’ve lost my 10kgs, probably not in 2 weeks though! and let you know what’s happening.

    Why dont you buy a property on the ‘block’ in Redfern. You’d have less of a chance of it getting blown up or torched![biggrin]

    Try REMS (Real Estate Management System) by Dolf de Roos. This is good for property management etc. With the wrap software put a post in the Getting Creative bit if you dont get any replies here.

    I’m not even sure if you actually own the apartment, just the freehold like a business. You just own the right to recieve the income from the lease, not the floors, walls etc.

    Beside’s I’ve seen lots of ads for hotel apartments returning much more than a dismal 6%

    Dont rush it, read as much as you can on different investment vehicles, not just property and I’m sure you’ll figure out soon enough what is the best course to take personally.

    I also read the BRW today and I think it is essential reading for any investor. Aussie Rogue did well by mentioning it, I reckon these guys have the future of the market pretty well picked.

    No this is not a wrap, it is a flip. Unconscionable conduct, yes on the vendors behalf, unconscionable stupidity, yes on the buyers behalf.

    When you do a wrap should you ALWAYS be frank with the wrappee and explain how much you actually paid?- No, why should you?

    Yep, spot on. All ords reached record high today. Over next few years time for investors to re-group and expand for the next property boom about 2011.

    Oh by the way, watch the gap between the rich and poor widen. ie- watch the middle class dissapear.

    Yes you should definately invest. Do a bit more research, not just on property, and soon you’ll probably have a method or vehicle that is right for the both of you.
    It sounds like you guys are in a ‘gold mine’ of a financial position at the moment, you could really amplify your situation into millions. I’m sure there would be many on this forum that would help, because others here have done it too.
    Put that money to good use and I’m sure in 2.5 years you could have a nice existence carved out for yourselves- ie RICH.

    Hey guys, thanks for all your stories and that it’s helping me a lot and obviously others too.
    It’s been about 2 solid weeks on the patches and I can say that I’m pretty sure I’ve broken the habit. I have one here and there just to tide me over, but usually only because I’ve cracked the shits with something or someone.
    Almost given up a couple of times, but it is getting easier. Once again thanks all, and Russ it’s great smelling and tasting things I haven’t done in years! Cheers guys
