    I would dearly wish I was hard headed and money orientated, but nooo I am mostly emotionaly connected to every thing I do.
    Although in saying that , if I see a good buy[biggrin] but hate it[agro2] I ask my advisers to explain to me what I am not seeing…and we talk about the thing I hate , and how I/we could change it to a positive.[happy3]This works for me.[buz2]

    Not Knowing what age your mum is or her health. or in where you live as in distance to your mum.
    or if she is lonely and wants to have a friend close by., what happens if she sells the house and lives in the village and her friend dies and she is then living alone so to speak with out her friend. or she decides she doesn’t like the place and wants to go home. …and she only gets 70% back from her money?….Is there any way you could buy the house at the amount of money she needs to keep her pension[because I know its scary to lose your pension and your independace at any age] you could have a solicitor draft a letter saying the property is to be kept in care for your mother until such time as or if she requires it back…live in the house or rent it out. thus saving the house and the pension payment.and having a nice investment property which will increase in value not lose 30%.
    just my thinking. I guess at this moment all suggestions are worth looking at.[buz2]

    Hi, I dont know where you live, is it possable to buy a house with a living area upstairs and down stairs, let mum and dad live independently down stairs and you and your partner live up stairs
    Thus freeing the other property.I notice you dont charge mum and dad a rent , so you must get on ok with them ,so living in close proxcimity would more than likley be acceptable…Congratulations on being such a great Kid,although we all want to make a nice living with our investments…some times family come first.

    Thank you for answering…. I am not realy sure
    , some how people buy the Business [which is the company you bought the property in]
    So I guess they buy the company and as the property is owned by the company the buyer then aquires the property and no CGT is paid.and the government charges are then differant, I am sorry I dont know any thing else and I can not find the artical. I have been searching for it , if I find it I will let you know . I realize this is strange, but It was along shot that some one might know what I was talking about, thanks for trying to under stand my garble.[buz2]I know its not always EZY.

    No my coment was not ment for any one on the forum
    I think if a broker does the wrong thing for a client they should get the bullet.
    We the brokers are working for our clients and should know our business , if We the broker is new at the job, we the broker should have a
    person looking over our sholder untill we the broker can stand alone, after all We the broker are dealing with peoples money.
    we the people who answer questions on the forum do so because we like helping people, we give advice which is our own idea from our own experiances,and knowledge. some times others disagree , other times they agree .
    all information is worth looking at digested and disgregarded as the reader decides , I think all opinions should be checked against others opinions….if there was an accident in front of 10 people , when asked they would all have seen differant things.
    please I would not presume to think others opinion’s are not worth the same consideration
    as I would like for my own,
    I am Ezy [buz2]and I do think the bullet should be given to the broker who does the wrong thing for his/her client. But no I did definatly not mean it for you or any one else on the forum. [blush2]

    Hi what a shame, We all can’t be right.
    I think I am but any one else who doesn’t agree with me is intitaled to their own opinion .
    and I am always happy to listen and learn.
    There was one building company [not so long ago] who did no deposit 100% lends and they had a very friendly bank, who did the loans for the builder..
    Both the bank and the builder got there knuckles wrapped [and much publisized], when it was found the homes and the land where over priced..and when the clients went to sell their properties they where told the properties where not worth what the buyer had paid..so although there are good deals out there, one should be very carful and do their own investigating…and if I was a young man with a differing opinion politely ,state your opinion and not be rude. Being rude will not win you any brownie points.and others will not think you are smart, they will only think “oh that boy has a long way to go”every one uses this forum to learn and help others with our own experiances…It is up to the individual to read ,take in or discard the information offered, as the reader pleases.
    I will not comment on this subject again as I find it displeasing[offtopic]Its Ms EZy [buz2]
    its better to keep mouth shut and let people think you are a fool than open mouth and confirm it.[confused2]

    If you dont have the required finance and you know someone who does…why not it gets you closer to your goal of independance sooner.
    . If you all put x amount into a business venture and make it just that a business venture, with a contract that says the property must be sold, each person can have a clause saying if they want to buy it they can put in a bid like any one else.
    But the property has to be sold.and have a time line for selling..even a small profit is a profit.

    Thanks guys, but if I take a note off the notice board at the local shopping centre and the deal is not what I want , I just same sorry I am not interested. If I decide to buy said item and the deal goes bad , I would not hold the owner of the notice board liable.so where the note was pinned has nothing to do with the shop owner, it was just a service provided by the shoppingcentre.

    I realize there are good and bad reasons, but if you are just starting , or just wanting to get started, and you both site down and discuss whats a fair return, and whats required from both.
    If I use $20000 dollars in material and charge a $20000 for the work , if we both do the work , then the work component would not come into the fig’s becourse they would cancel them selves out.
    House worth $50000 material costs $20000 labor $200000 = $90,000 sell $180000 less $90000 = ($90000 share each $45000 these fig’s are only for e.g….who knows who is willing . even if I made 10 or 20thousand I would be happy if I was getting started.some of us for get that life is as EZY..as we make it.[buz2]

    OH, what a shame, surly who ever owns the property is offering an opportunity for the forum readers, we could have a section on whos got what.and an email address .why not?
    I dont see that there is any thing wrong with this…come on the powers to be, put your input into why or why not.?

    You could do a No doc Loan , which means you sign a paper stating that yes you can afford the loan
    depending on where the property is depending on the amount the lenders will lend you,loans available from 80% down some country area’s are 75,65.60% loans
    If you dont start to ask you won’t get an answer, and yes I would say find a Broker, he or she can find the best loan and best lender for you and your situation.

    Surly you can do a loan based on the IP component
    if the property is to be rented and the rents cover the payments.. and you can prove you have saved the deposit…This is the same as an overseas investor wanting to buy in this country.

    although the company was registared in Qld it had a licence to build in NSW which is where the property is, A friend said to see a solicitor and file a writ , but untill we get the letter we can not do any thing . The $10.000 was to start the building process. rolling[ down hill evidently]
    thought I should let others know. and yes we will be asking questions to Cavalier builders and I may even get physical . No I wont be exercising or dancing. unless its on some ones toes. EZY is hurting [wacko]I suppose They could have started and collected a lot more money , in the bigger scheme of things $10.000 is not to much , a little less in the pocket and egg on my face[blush2] I have not earned any thing but I have definatly learned a lesson[buz2]

    I was 17 and thought why not..
    Hubby 18 took 3 jobs me one job and a baby
    Thought every one done it [ buy a house that is]
    3% interest in NZ that was 41 yrs ago
    thought it was EZy then Still Ezy to day
    I was too stupid to know any better.[buz2][confused2]

    Mine and gods little acre
    she is Beautiful I have pic’s if you want to see them email me ,
    my property is in broadwater a sugar belt on the Hyway 5 min’s from the beach where you can see the ocean liners passing. next to Evans head which is going ahead and 15min from ballina where prices are reaching 1m on the beach 2 hrs up the coast from Coffs Harbour.
    The postoffice proprietor telephoned me and ask it was for sale , I only told one person that I was thinking about it. she said she would send me an offer on paper.mmmm it doesn’t take long for the word to get out .I think I should do it up and then rethink my options… I would like to hear what you did with your cottage, and how you advertised it.”Melanies Cottage”maybe?
    Have you any pic,s I could look at of your cottage. Thanks for the input to all you great people.[gossip]Its so EZY when I have others helping Me.
