    Hi ,thought I would add my two cents worth,
    depending on when you bought in casino,
    Did you pay in the price range of $85000?

    If so to build a 24/25 sq house it would cost about $160000…thats a total of $245000 not counting drivway,grass,plants,…rounding to $250000….selling in the price range of $300.000

    $50.000 profit….50/50 share with the builder aftercosts..$25000

    Land in casino Gays Hill is worth $120000
    or north casino around $89000

    if the land is in gays hill selling it would net you $35000 or there abouts with out building.

    Im ezy [buz2]My son just had a bad experiance with cavalier on the gold coast they where working in lismore , we are now talking to solicitors I can not say what the coffs harbour franchise is like …
    ballina is in my humble opinion great, although you need to vent your rents as is a good policy
    realestate seem to put any one in the houses.
    wardell, broadwater, woodburn are all small coastal areas not very dear and 15 minutes from ballina if you are looking for a bargain try there
    I have a property in broadwater on one acre it is so quite , I absolutly love the place and I am only 15 mins ballina 20 min lismore 5 mins the evans head beach …if you need to talk to me email me.[buz2] take it Ezy.

    I also found kerbside valuer…yuk…
    always ask for full inspection , its saves time .
    As you already have a good idea of the value , always ask for a valuer who is experianced in the field …some times they send out a boy to do a mans job …if you know what I mean.

    just an idea…contact a builder who may be interested in building a spec home …your land his building..when the package is sold take out your AGREED costs share the profit.
    ezy does it remember to get the agreement on paper with a solicitor.[buz2]

    I dont know if this will help…I have heard that some of the house and land deals @ 100% are inflated so have a look in the area you are building check out two or three realestate agents in the area for what houses of similar style are worth…also go back to the building contract and see if there is a clause that says you are locked in for 2years….this could be the case …These are good deals if you are sure in the 2yrs that you are locked in that the place will raise in value….and if it is the only way you can get started , although I would seek proffessional advise first.Its always EZY when you know how.[blush2]

    Hi its Ezy…you have two things going against you
    as far as the lenders are concerned, usually its not the banks that say ya or na its the Mortgage insurers, if you can by pass them its all systems go…so you would need 20% deposit plus a further 3/5% gov fees and charges…They will be looking at the length of your employment.If you could get a letter from your employer saying you have a permanent casual job[ This is tricky because the employer doesn’t like being commited . The letter should read permanent parttime…..other than that would a family member take the responsibility of covering your loan with the bank?….You could lose the First Home Owners Grant and say it is an investment property and then they the lenders might be more interested .

    Dont be dishartened…it depends on how keen you are to get into the investment game , there are lenders out there who will lend , sometimes the higher the risk the higher the Interest rate , BUT if you need to get started and you can see a profit even with a higher Interest rate, Talk it over come back to the forum and run the fig past your new found mates.

    I dont think this is a silly question ,
    maybe your requirement of $1mil is a little high but
    how do I know what you need this much money for, maybe you are going to feed and house the poor.
    How ever take your 1 million divide it by 52
    remember to factor in the costs …
    if you earn $50 per week after cost x by 52= etc ect ect……by doing this you will work out how many properties you will need…10 prperty’s earning $50 clear per week is $500 x 52=
    get my idea….I wish i new your idea so i could try it to….I am sure it would ezy if you new how.[buz2]

    hi thought I should tell you ballina is a great place , beaches etc, costs are rising and you can now buy from $260000 to one million,
    Wardell, Broadwater and woodburn are 15 minutes from there 20 mn from lismore 5 min from evenshead beach…all reasonable priced and worth checking most banks will lend 70%…as usual they the Banks seem to be the last to work out these areas are so close to beaches and gaining in popularity every day.rents are $200 p/week they are great places to buy.

    Hi. I was just going to read, but I have decided to tell what I did with vertually no money..
    My no money idea ended up costing $20.000 but worth every penny..
    my house was valued at $260000
    after spending $20000 the house is now valued at $320.000..
    .We made a small bedroom into a cozy Kitchen , then made the reasonable kitchen into a large Bedroom…We now have two very large bedrooms and a sleep out
    We then replastered the loung and dinningroom as well as painting every room
    and I went to a placed called The Tender centre,
    where I put in bids for all the furnature for the period of the house,
    when people come into the house not only do they look at the improvments they also look at the furnature and say WOW…
    The furnature for Dinning room,kitchen,lounge and Kitchen table and chairs and a chest of draws all came to $4000 , well worth the time and effort in scouting second hand shops.

    I have a friend who has a share house,
    telestra put in a pay phone…and
    the owner put in a coke machine…
    as for the washing machine that was a pay as you go as well…
    the cost of electricity was factored into the rent

    Ezy says…ok you might be only making $10 or so but there are other considerations…
    is there going to be any influx in jobs or people in the near future…one town I know has stood still for years but now the town is getting a boys detention centre and the influx of jobs and people is quite substancial …the place I bought for $94000 in a sleepy sugar town is now worth $320000
    I had it rented out all the time and the rent covered the loan and the rates so I did not have to worry about the property at all. the banks said they will be happy to lend me 70% of the value.just over $200000 pluse I keep the house and rent it out .I think thats pretty good as my costs where $9000 deposit and roughly $5000 costs. [buz2] some people said your made buying that..now they say oooh you spent $10000 and it looks beautiful, whish we had thought of that.

    Hi I am Ezy[buz2] and my family live in lismore NSW.
    Lismore as been getting rather expencive of late.
    and with the new levee the council has put in ,they [the council] still dont know where the flood waters will come up to…south Lismore and North Lismore are not a good prospect due to flooding,unless the house or units are two story…
    East Lismore is also suspect because the flood waters have been stopped going into the town,BUT
    where will the water go????
    Goonellabah is on top of the lismore hill as is Lismore hights …so no flooding problems
    My son,has 2x3bedroom units in Goonellabah and bought them both for $189000 [now worth $220000each] he rents them for $190pw each and is very happy with the area where he has them although you need to check the type of clients in some parts of Goonellabah
    There is a very nice place called Gays Hill just out side Casino which is 15 min from lismore and the land prices are reasonable we have 3 blocks of land out there all around 14000sq,s and we are thinking of building
    Blocks in lismore $150000 blocks in gays Hill $115000. project houses 24sq around $160000
    you can sell house and land for $320000
    to get a private builder is a little tricky because they are all snowed under with work.

    Hi its EZY…
    I dont know where the property is, you need to contact the local council ask has there been any growth in the area? is there likely to be any growth in the near future?
    how old is the population? are there any young people in the area?
    is there job prospects in the area?
    Will the housing co-ops in the area be willing to help people with finance for accomodation
    contact the realestate ask what is the current rentals in the area, are they stable or transiant
    renters ? What is the usual rent and the length
    of most renters.what is the current rent compared to what you are offering.
    Ring the local nabourhood centres ask do they know of how many people are looking for places to rent? is there a university in the are, Tafe schooles , ring them ask where there students stay.are there any womens refuges in the area.

    Hi I am back,thought I would ask a question or two
    [buz2]I think buying caravans to rent out is an ok idea…BUT …have you checked out the type of clients you will have?
    Have you checked out the income of the prospective clients?
    and how you will collect the rents?
    Beleave it or not the best clients in my opinion
    are aged, invalid, and sole parents, all of which are pretty secure clients .
    All of which usually need a place to live and centre link are happy to make automatic payments from the client to the rentee you can ask the clients/renters to pay the insurance to cover damage etc.
    have you checked the requirments of the local council in the area?
    is there already a caravan park in the area who will lease to you the sites required? is there any unknown cost?
    can you buy land of your own to establish a caravan park? will council let you? what are the start up costs?What is the cost of insurances ?
    for Damage /Liability insurance
    You could make a non alcohol park…
    thus cutting down on fights etc…..
    If it is a private park you may have more control
    over who rents your vans.

    to start you would need a good solicitor,
    maybe find out exactly how much he can earn before he loses his pension…its scary if you are old or sick and you think you might lose your one line of security……
    set up a payment system where the person selling can draw $2000p/month all the rest of the money stays in a Trust of some sort where all bills are talken out , hospital bills etc
    The money to be deposited $xxx the price of the house today.. you can pay into this account but can not draw from it , The house is yours , to do up or sell but you have a debt of $xxx price of the house which must be paid in full before the deeds are released . if the person dies before the debt is paid , the debt payments are given to who ever the owner nominates…..Just my thought

    I have asked people to email me …
    because I thought I could help them
    I have never asked them to let me find the finance for their loan,
    some times I think I have a good solution for their problem.
    In order to discuss the matter I ask the person to email me, some people although they want help they dont feel comfortable puting their lives on the table to be examined.

    I am happy to help find a solution , if they have a broker thats fine with me, I honestly like helping people.
    part of my learning curve is helping people.
    I beleave what goes around comes around.
