Sorry, I was going to but the rent in. It was recently, up until a week agor $110 per week, but they just moved out because they got finance to buy their own home. It needs the lino replaced in the bathroom as it is coming up and some paint. It has a medium sized garaged with good shedding, although nothing that would fit a car. It is also in a part of town that has an unpleasant stigma attached to it… Is it worth spending a little t on it or should I keep trying to find something that people could move straight into…
Guys, thanks for you input I will certainly follow up on your advice, it will be really handy to get a helping hand especially when uni goes back, I already work and study full time!!! And like Steve says property investing is like another full time job when first getting started.
thanks again…

CarlI have had found Bairnsdale, and surrounding municipalities good areas. I must admit that I am quite new to this though, have you looked in this area. It also seems to be experiencing some growth… Can you suggest any other areas?
Steve,
Thanks for the suggestion, I had never really considered using the council as a source of information for my investing, it seems like good sense to me…
CarlI am new to the idea of postive cashflow investing and think your idea of listing the top 10 rural Victorian towns is a fantastic idea. It is amazingly helpful to be given areas to start looking. At present I am doing some research just West of Melbourne and am finding positive cashflow housing a little difficult to find. Any other areas you suggest?
thanks again…
