You will also need to look into all the hidden costs involved in sub dividing as depending on the size of the land you could be looking at $20k or more for sub division.

I’m am in Newcastle and the market varies a little in different states however just to give you an idea the fees at the property management side of the agency i work in is 7.7% however it is negotiable and has come down to 6.5%
