Agree with Richard.Definetly wouldnt be investing to minimise tax. Investing in property should be puting money in your pocket every month not vice versa. You can only buy so many negatively geared properties before the bank shuts its door.

Doesnt matter how much income your are earning I wouldnt recommend negative gearing. I would be happy to pay $1million in taxes cause that would mean I am also earning $1million. As you have already mentioned a strategy that has worked for me is buy below market value, manufacture the growth with a renovation, rent the property, then refinance, pull out equity and repeat same process again. I go to may seminars and they are all a big sales pitch. Some are very pushy with no content and just sell. The worst seminar I have been to so far was LIVE OUT LOAD with Loral Langemeier and one of the best I would have to say would be with Wilson Luna. Both of these were more business orientated tho.Engelo

Even if you buy in a rental area you can still sell to an investor looking for yield. Prob for none or minimum profit.Engelo
