									<content:encoded><![CDATA[<p>we bought our fist IP back on 2001 for 116k.Rent for 120pw now is worth 210-220k rent130p/w.<br />
That time we don&#8217;t know what we  are doing is negative geared property.<br />
Now we are trying to get re-finance and bank will value that property and used the excess money to buy more IP&#8230;<br />
This way we can cash in the Cgains without paying tax.</p>
