    I went to start with one franchise but stopped before it went anywhere

    I did go so far as to set up a company with a partner, it wasn’t classed as a franchise, fine line, and we had problems with it and the operational side of things, so we bailed. The contracts were for a head office in another state, because of this there were added complications. There were contractural problems, service delivery problems, and failure on thier part. I took the matter to a solicitor but decided it was not worth the agro to pursue further.

    Not sure what you are after, so I cant offer any help.

    I chopped my CBA Visa card.

    I chopped diners too, the reason some time ago, I lost quite a few points when Ansett went down the tubes and diners also did a restructure of its points from 1.5 to 1 per dollar spent. A while back they also increased their annual fee! Ouch was that high.

    My amex, well its about to go under the knife. The products offered for points is dismal to say the least. Like 13500 points to get a Lord of the Rings board game, thats $13,500 worth of money! hey not to mention an annual fee!

    I went to vigrin credit cards when they had the introductory fee, trouble was transfering over, the max was $2000, until the 6 month period was up! At 4.99%

    They also offered reward partners and the lowest interest rate fee on their card, IT HAS GONE UP., though i dont think they changed their annual fee, they said that was for life $0.

    at times of budgets and possible elections, people tend not to spend.

    nsw has been hit pretty bad with the land tax threshold and the stamp duty addition, so we have a cooling off or crash or slump whatever you want to call it, but this is like a share market in many ways, there are people out there cashed up ready to go again.

    they wait for the falls, or even more to come and then pounce, the more that pounce the more they lend to market demand, its all cyclic anyway

    as for whats out there? if it isnt then go make it available, kinda like creating your own job eh?

    I suggest you shop around
    they do vary
    and get what you want in a policy, you know they are pretty expensive and if you have some super cover, you may find you have some cover like trauma, accident,or er death, depends on the funds.

    Income protection is one thing, but they usually have the clauses and charges befitting the time frames, eg three months wait to be paid or for the benefit to kick in can save you a lot of dollars on the premium.

    as with any insurance shop around.

    I dont have income protection. I have trauma and a death benefit.
    I do have a good super fund though, which will also pay death, and other benefits if something happens to me.

    I have have a current will!

    There is no simple answer, but on the whole if you are female, and a non smoker you will be better off. Weight will cause problems, if you are over wieght for height with many. (depends on policy)

    so do some research, you can check many online, try some bank ones for starters, but they are expensive and usually commission driven, whihc is what you really dont want…..well I dont anyway

    But I thought that the property held here and sold here would be subject to capital gains tax, or income earnt here, they will expect you to pay some sort of tax however there may be something available where as a NZ resident, you might be exempt from having to pay this.

    I only base this on a reverse: I owned nz telecom shares, the divs were subject to NZ tax even though I was an aussie and they were bought for my portfolio here. They worked it somehow where I got the rebate but round about way. They took out NZ income tax, or witholding tax, but as a non new zealand resident, there was a special supplementary amount.

    Go figure…but maybe something similar.

    It depends on how you want to send it, eg telegraphic transfer or bank cheque….
    westpac costs from 15 to 30 adn then fees most likely apply at the other end.

    I have a company, but I dont use it!

    My accountant told me to forget trusts and using the company. he still maintains that the chances of being sued are low, like why bother. That is not to say you dont insure!

    There is only me, no family, no one else, so all my properties are in my own name.

    But I will keep thinking about it all.

    yep and most people you speak to will tell you they are a no no, well I guess they are in many ways, I use them for a variety of reasons, and they come and go depending on my moods. LOL

    I increased rents by including air cona nd dishwasher in two places, not in the third, dont like the tenants, ouch did i say that?

    better served with the rent as is

    people do tend to go on an ‘attack mode’ at times, sometimes it isnt really aimed directly, it just seems that way.

    I understand that to have a ‘copy’ of something is illegal, to borrow someone elses ‘back up’ copy well. we can all play the games…

    I buy my own books and products and download freebies where they have them for whatever…

    It is rare for me to attend a seminar, I love to learn, but there are ways to self educate, you dont need the gurus to teach you it all.

    Creativity in accounting? well I dont think so, some of these things have been around for years, made popular by media interjections here and there, strategic planning I call it.

    The spin off from these things is enormous, good money spinner. Now graned Steve provides this site. thanks, and from this, Steve may well derive additional benefits….more sales? more seminars, Maps?

    I do beleive in pay for a service, if you want the service I do however sometimes question the expense of such services…

    There can be good gains to be had in negative properties in terms of CG, but there comes a point dont you think, where the ability to service a loan or loans, has to be met, and all negatives dont make for a positive in terms of income in.

    this is less limiting when properties are positive. A few dollars a week just wouldnt cut it for me though.

    My 2 bobs worth

    QLD: it is booming out west of the ranges past toowoomba, not enough places to sell I am told. Prices have jumped, cant get enough. Thats RE talk not mine.

    Logan: seen good growth despite some pretty bad socio-economic problems. I dont know much about ipswich (lack of time). Hi rental area, but can be problematic.

    Good coast to Brisbane, the gaps are lessening, the growth is increasing, upper coomera prices were rocketting two years ago. still possible to get good rental returns and growth – well last time i looked.

    Yatala has the best PIES!, but it concerns me that there is a pet food place close by….LOL

    Penrith: St Marys, ADI site to be developed, new housing estate, new CBD developments aided by the great olympic sites and rowing regatta in Penrith, Prices have near doubled in three years in some areas. I feel Penrith will grow

    Blue mts: pricy now, some cheap places still to be found, but I wouldnt say on the positive side.
    Land is at a premium as in limited supply. It has become a very touristy place.

    well my goals came and went, as my changes in my life came and went, you start over again.
    I met my goals so I wrote new ones, but a hiccup happened again and it threw that out, so I started again, the thing is, I dont get caught up int he goals, they are there, if I dont reach them I dont panic.

    Goals need to be realisitc and attainable.
    Goals need to be flexible
    as we change so do our goals.

    I plateaued for a spell, and that was frustrating, but im ok now, on the move again. I can be impatient.

    we are creatures of habit and I dont often visit elsehwere. I prefer here.
    I prefer it at the top too, but then that might be lazy me.
