    well, I guess I dont worry so much about tomorrow in terms of what value will be and my worth. I could die tomorrow and would I care? no
    so enjoy while you can, do what you can and take care of yourself, but enjoy as much as you can along the way, the old saying money can’t buy happiness really does hold true…

    Well I dont listen to what my family as such say, cause they know I will do what I want anyway, my mother has resgined herself to the fact that I wont stop and she wishes…

    My siblings have just found out and my daughter will learn as she goes.

    Shrug it off, there is too much to explain and why justify yourself? do you need to?

    there are more ways to earn money than to work for someone, like there are no limits for those who know no bounds, gee why only 1K?or even 10?

    I guess we should be talking property here yeah? not shares? or options?

    you just say if you can earn it…do I read that right?

    Well guess I am on track then….I earn it, I spend it…wihtout the 10k to begin, but is that cheating…hmmmn…

    Yep do research, not all off the plan places do well, I have seen a few people stuck with duds

    A lot of people also tend to be more cautious when an election is about to happen, and given the possible interest rate market might be an issue after the election or even a change in government, would make me ponder the situation a little more carefully. You might get a better bargain by waiting….but only you will know this.

    HI all, seems ages since I was on here!
    Ok forget the millionaire status or headlines:

    Don’t let others put you down or talk you out of something, you are the only one who can decide (so long as we arent talking partners here)

    Be positive but not naiive (knowledge is power some say)

    Remain focused and don’t loose control.

    Take risks, if you can’t then think about where you really should be looking eg a job or some other investment.

    have goals, even small ones get you started.

    I like to think I have a get out of jail card if I need to escape. Or plan B

    Keep your eyes and options open.

    If at first you have doubts, keep going, it takes time.

    Sometimes you have to give up a lot to realise a dream, but then the rest flows.

    I rarely worry about my debt, but I know it is there and probably to stay for the interim.

    Like Westan I too did the reno thing last december, and have now just bought a new car, the total 100k would have been good to spend on some more house deposits, but you know what? I also want to live and enjoy what I earn. I figure my daughter and grandkids will do mighty well when I go and have not worked for it. So I am spending their inheritance while I can. LOL

    To begin, I do not own commerical properties.
    I do know that banks are not always the best place to head for lending on those. There are brokers out there willing to deal without large deposits as someone else said.

    Commercial properties are generally higher risk than residential

    As with most things, developing a relationship with or a network of people is important and leads in directions that opens doors.

    I just enquired about a loan for commercial premises the bank offered 65%, but other contacts have offered stand alone deals with better prospects. I am just working on serviceability

    Hi all

    Well I have dealt with both Mini and Westan. Love you guys!

    I am not saying this to brag, I had heaps of help from lots of people, along with my own experiences. I just want to say, it is possible.

    I started my property deals before I married in 1980 and bought and sold along the way.Marriage disolved, property too. Rented. Took me a while to get myself back on tracks re property (not my life that was fine)
    in 1985 i think, nought bloack of land and got ripped (QLD) held it for a few years sold it not long ago.

    cost between 18k and 21k sold it for 51k, no CGT, the only thingd I did, paid rates (rural) and cleared it a few times. No mortage was held that cost me interest. The cost really was the timeframe of holding it, what I might have done with the money? It was only this year that the price doubled, so selling sooner would have lost me money.

    Bought a block in NSW in 90’s for around 37k, value now 240k, might even get a bit more since last looked. Rates and a couple of clearances. I am about to sell this within 6 months to pay off my own mortgage as I am restructuring.

    This will leave me funds for deposits for more Ip’s. I have recently bought 3 new places and 3 pending settlement. ALong with 3 I bought in the last 18 months.

    Ideally I would like to buy a property a month, if not more! I love it.

    sometimes the lemon isnt the building or the area.
    I think the lemons are often the tenants or the PM.

    As for charges, it isn’t a bad idea to try and build up your networks asap in those towns. Yes you can get ripped, but I think it is how you present…. lets face it. You might not live in the town, but you do own a property, so you are part of the town and the community, you provide something within it, you might spend some of your income in the towns economy and you are adding value. Your money has come into the town in the first place, you might even improve the building, which might spur on others. What I am saying is, just because you dont live there, doesnt mean to say you have no say, or cannot be part of it, and the locals wont rip you off for too long, or even initially if you put it in the right context…gee you might be moving there in time…just not now?

    always hard to break into the clicks of small towns, they can resent outsiders. So be positive, it might rub off.

    emergency repairs are generally done as that

    did you not sign any amount for property management for expenses? eg 100 without contacting you?

    I would question calling out one plumber without quotes. I would question any agent who ordered work done without quotes and contacting you. It isnt hard to make a few phone calls and ask for pricing.

    DId they tell you what caused the blockage? was it tree roots?
    garbage maybe tenants might have shoved down the loo?
    Was it just too much, too old, or are we talking septic or sewer?

    There are so many varibales, but I certainly would want to know what caused the problem so that perhaps in the future you know there could be an occurance.

    Just that my folks had problems with neighbours tree roots getting into their pipes which caused problems.

    AN old place I rented used to block, but i didnt expect it the same day to be fixed, maybe the tenants could have been approached? (depends on circumstances), I might add the owner thought I was to blame for the blockage, which wasnt the case, so be careful with any assumptions with what might have been found (if anything)

    I like heritage preservation and am not big on modern styles, to me they have no character, however having said that, for people who have houses that are heritage listed yes it can be a right pain the the proverberial.

    I guess it depends on many things, but for some it takes away your rights and choices. These include items such as, paint colours, external changes or modifications and in some cases internal, fences, you name it. Sometimes position or the historical connection.

    My aunt had a house up the coast someone wanted to have heritage listed, she fought it and won. There was no way she wanted to be dictated to.

    Most professional packages have conditions attached. Like the Westpac 300 a year fee, but then you get so many free transactions per month and you can get a discount.

    DO you know that for some, .5 or .6% is often a lot less than they can offer? Yep Try around .9

    I was offered the package because ….well any reason will do right? However most professional bodies, unions, organisations etc get or can get you discount rates without any professional packages.

    AS for asset retention, hey why not? They want as much as you are going to give them! They don’t need that much. Tell them you will go elsewhere. But watch sometimes it can back fire.

    Thanks all!

    Not teething problems, bad PM.
    Property was rented for a period when I bought -to the same tenants.

    Rent increase was agreed, new lease signed when old one finished.(over 12 months) Bond should have been increased at the time of signing a new tenancy contract. (so PM is to blame for that)

    PM failed to seek additional set of keys.

    Pm told me they could not get inside to do a PI, and she was never available. I asked about locksmith, she said can’t do that until abandoned and notice issued.

    PM had ledger wrong, they input rent at 200 when it was to be 220 and was signed as such. While tenant should also have been aware, agent is essentially to blame for the ledger being incorrect and therefore the rent in arrears to the extent it was without issuing a notice to correct the arrears.

    I will look into the tribunal side of things re PM. They are taking the bond which has been lodged, and have the bills for things that were not fixed by the tenant.

    I do rent three places around the same area, this is the only place that has a PM! The only place that has had problems too.

    I didnt intend to use my holidays, but I had no choice but to rectify problems. I also like my weekends free![biggrin]

    a number of leases I have seen do state that the carpets must be professionally steam cleaned when tenants vacate.

    My brothers leased a place and was told he was not permitted to smoke inside the unit.

    many leases state no pets

    some may not state it, but are vetted eg kids free zone (hard pressed to prove this as well as low income earners). thats why they have numerous applications.

    I know there are more but you would have to watch for discrimiation and legal implications with any lease that is prepared. An agent can advice.

    there was a progrma on the TV this last week by funny coincidence!

    Yep NZ and the volcanoes and faults
    did you know that parliament adn govt buildings and I beleive those in affected areas are all sitting on specially designed buildings that CUSHION the impact when there are tremors etc, that most of the roads or freeways, could go anyday like a sister city called LA?

    That the risk takes go to places where the sulpha lake is, with its colourful water, and hazardous vapours etc.

    Earth quakes whatever, does not stop people from buying or building, nor does it stop mother nature from producing some amazing effects

    my brother and sister think I have had it easy, I am the middle child and i did all the balancing.

    They think im my parents favourite, but that is only because i earnt their respect. I didnt ask for money! ( I did later, but it got repaid)
    my sister got bought a car, she wrote it off
    My brother got a car and new stuff
    my sister got a 21st, my brother an 18th

    I got neither

    My sister got a lavish wedding at the golf club
    my brother got a Coffs harbour resort
    I got the dive RSL

    My sister was allowed out
    my brother was never home!
    I was never allowed out

    so tell me? we all have a different stroy adn we all (meanign siblings) have a differenet perception, try asking yours what they think at the next family gathering and you will be amazed.

    Truth is, I was never treated as they were nor got what they got, sister eldest got way with so much, brother youngest was baby favourite.

    But they think I got the best deal…go fiure, there is jealousy, but you learnt to live with it.

    Children, family.
    I agree with so much that has been said, I will try to limit mine.
    I have a close family, and I went once to help my brother, but things didnt work for a few reasons, and it worked out the best possible.

    I help a relative by renting them a place, that they know they can call home, and I benefit they only get 10 a week of the rent and a few more luxuries than other tenants, eg air con dish washer

    I would not help my sister with a mortgage
    I would hesitate to help my brother with one.
    Why, because I have gone without in order to do what I ahve done. Why because, in giving something to them, or handing it to them they dont learn, and they dont have to fight and they dont value the hardship.

    Now that would change if, I knew they would forego the new tvs, the excessive pets or foods, the always buying junk mode. I know you can say its not my place to judge them, well it is if it my money I am putting up.

    I take a harsh line with both of them as I have seen both earn more than me, I ahve sene my parents lend them money and it was never repaid.

    So I think you need to work out for yourself what the go is, and only you know this.

    I have one daughter.Some know the story, and it was sad for a while, but what gave my daughter hope was that I made her an offer. I bought a home, she found it, she did all the work to get the deal and it will be hers for the price of the loan outstanding. Now I get tax deductions and I lose the benefit of having that money/ She gets the increase in value but she pays me above market rent for the priviledge.

    She keeps the payments up, she knows the home will be hers one day when she is on her feet.
    If she applied now, she would get the fhgo, a big bonus, that is her deposit.

    I would not see my family starve, or on the streets, but they also need to learn the value of what they do and how to do it. call me hard, but my daughter has not defaulted once! She pays 220 a week rent on the dot!
