Yeah depends on the are, state etc. You can say the bottom part of the market will drop but in which state and which bottom. Are we talking bottom in Melbourne of 400k or bottom in Perth of 200k? Or regional in Melbourne which hasn't even really hit 200k? It is really going to depend on where and what it is. There is still good development…[Read more]

Yeah look I do dislike it but I'm so used to it now I'm kinda over it. I do hate inspections and the rigmarole of getting new leases signed and being at the mercy of other landlords geez those guys are jerks (hahah)!

It probably is dead money that could be used to pay off a mortgage. Where I rent the median house price is 1.2mil. I don't know about you but if I bought a house here I probably would have my hands tied until there was more capital growth and the repayments would be crippling. I rent a really nice large house for under $700 a week. So you are…[Read more]

  • Maybe we can find somewhere east-ish and closer in to the city. I also have small kids so week nites after 7pm are going to be better. Maybe if someone knows a good pub or rsl that has seats and good sound levels for chatting? I think weekends are going to be out for most people.D

Depends on the area.Yarra Valley in Victoria is a prime example of where retirees are living in large family homes (3×1) on large blocks and there is a distinct lack of different housing. The shire has limited building for the last 10-15 leading to a complete lack of smaller units and homes to accomodate the large number of people whole will…[Read more]

  • "I am about 25 mins south east of Melbourne"Ohh….Cryptic….Afraid of Stalkers? You would be an idiot to give anything out to people you know only by initials on a forum.D

Oh Wealth, I started drooling when you said 900m and FLAT…………!Bully for first home buyers, box head "investors" who are too busy looking to buy and people who leveraged up to their eyeballs on speculative property. People have brains and property buyers are over 18 and are technically adults. If you are waving your hand around at an…[Read more]

Yeah I was a bit confused as to why she offered it to me….. the numbers don't stack up unless you get it really cheap…they wont sell it really cheap, so I dunno.

  • DWolfe replied to the topic Renting whilst investing? in the forum Yeah the MOVING!!! It’s 15 years, 11 months ago

Yeah the MOVING!!! It's great when you move in and find out they are going to knock it down and build units. Or when you find out your landlord actually lives next door and he is a loony! Our current landlords are OS and will be back in a year…….Maybe or maybe they will come back early as a surprise! LOL!There's good and bad with everything…[Read more]

Thanks Terry,Yeah I just have a niggle on this one. (Yeah, yeah no emotion, right, right lol) yeah I think for the money it's not really worth the hassle. It's good to get a few other opinions from people on the outside. The only other thing I can think of which is not being very nice to the agent is that she gets two payments, one when she sells…[Read more]

I think you are the closest thing to the magic money genii Richard. By post code are we talking prime suburbs (3124)? Ps Nice Website  Who's in the pic ? D

  • DWolfe replied to the topic Renting whilst investing? in the forum Me! Rent it out and get 15 years, 11 months ago

Me! Rent it out and get going. Please call an accountant and get the particulars for tax issues etc. We rent and have our IP's and it works for us. Eventually when we are hideously wealthy property Moguls then we will buy our own home or build…but I think that's a while off yet :) D

  • No Equity….I was hoping the magic money genii would come along and give me three wishes….or three houses ……I'll even take loans ok hahah. I think a new product that could be released by banks instead of sub prime mortgages could be the "You think you might get an equity gain in the next year or so" Mortgage! enjoy your day!D
