  • DWolfe replied to the topic Investment property. Being rented out over capacity!!! HELP in the forum Help Needed! 15 years, 8 months ago

It is not legal in most states as it is classed as a rooming house. Please search the forum for others posts on this. If you find out it is happening you can move to evict the tenant based on sub-letting. It is important because 10 people will wreck fixtures a lot quicker than 2. I would get strict wording put into the lease at the beginning that…[Read more]

Yep. Just don't sign them on a new lease get the PM to send out a letter stating they are now on a periodic tenancy as of the day current lease expires then you can do what you want (within law :).Good LuckD

Ok so the lease expires June. You list start of May. That is two months. Will you get a buyer in 2 months? If so you get buyer to give you settlement that allows you to give tenants correct amount of notice, whatever it is in your state check with REA. So four months in total for instance. For sale to be finalized.I was under the impression that…[Read more]

Hi,I would sell it with but give them the option of vacant possession if they want to live there. It just means that you will have to try and get the purchaser to settle after you have moved the tenant on. Is it 60 days notice that you have to give? Many investors are very happy to buy with existing tenants.D

My one question for this is,Do foreign investors bring their own money over or do they buy with funds borrowed from Australian banks? If anyone can tell me the answer to this I think we will all know the pretty quick answer to the are prices going to drop question (Melbourne).Melbourne will slow I think but new dwellings in good areas will keep…[Read more]

Banker would you be able to draw a trust tree or something similar to show a generally good way of setting up a trust etc? If you can contrast with a way that most people have it set up then maybe that would create a clear picture. Thanks.D

Thanks guys for this thread it is really important that people understand what is going on with their structures. The above is true regarding only one director of the company. That person carries the risk. The other person is then free and clear and can start up a new company or do whatever. Generally it is the person who already carries risk,…[Read more]

That is one of the first articles I've seen where they haven't played down the foreign investment numbers.Around here the property price has basically gone 500k in about 6 mths. No FHB getting in at 1.5 mil….D

  • DWolfe replied to the topic October 09 Property Crash Begins in the forum General Property 15 years, 8 months ago

I don't know if it is this high but it is really being underestimated. Australia has a very small population compared to the rest of the world. There would be plenty of wealthy foreign investors to buy out the country. If you notice every press mention of foreign investment runs along the lines of 'small, negligible, not a strong influence' etc…[Read more]

  • DWolfe replied to the topic Hard to find deals in Perth in the forum Help Needed! 15 years, 8 months ago

It doesn't sound like it is too much different to the rest of the country. We are doing it a little tougher. Melbourne is the worst for finding decent deals! Keep trying. Try targeting a few other areas next to the ones you are shopping in, maybe the poor cousin suburbs. Yeah you don't want to live there but others will. Good luck, we are all in…[Read more]

Heheh, yeah the good ole days……wouldn't be doing any of this nowadays! Yeah slowly! Looking for 2 new sites to work on. Have changed strategies to concentrate purely on development and subdivision. We will have to sell all of the next lot so we can pay down some loans. If we can get two going or one whopper site we should be on track. I'm…[Read more]

Mate I think the wide open part is sooo not going to happen. I don't want to scream "run, buy anything you can OMG hurry", but if you can snare a bargain or two now, better to do that than wait for something which may not happen. And you are telling me about the blocks, I'd love some cheapies but ain't gunna happen my friend .I don't know about…[Read more]

Isn't it a bit of false economy. Sure no petrol but the power stations still need coal. And if it takes a whole day to charge the car? Sorry Jaffasoft wont rain on your parade any more. D

  • DWolfe replied to the topic Anyone considering buying an electric car? in the forum Forum Frolic 15 years, 8 months ago
