    We just picked up our new Jeep Grand Cherokee Limited Diesel. The wife drives a Magna Sports……..might as well have our cake and eat it too…..

    I actually use what I call the factor of 10………..if I purchased a place for $270K then I would want to get around $270 per week rental. Anything more and it reduces by repayments based on interest only out of pocket expenses.

    Seems to have worked well for the past 12 years……..that way, based on my own situation, negative gearing etc, each property is costing me around $25 per week………..

    So I'm getting a much better return then placing this money in the bank……..

    Property 1 – $320K Langwarrin Purchased 4 yrs ago for $230K $260 pw rent
    Property 2 – $310K Langwarrin Purchased 2 yrs ago for $270K $260 pw rent
    Property 3 – $280K Frankston Purchased this week for $280K $270 pw rent
    Property 4 – $520K (my own property which I built for investment purposes) Langwarrin Built 3 years ago for $345K 3 years ago

    Currently in the marketplace for another property but to renovate and sell again…..:)

    Valued by the bank a fortnight ago and increased by 5%……..

    Thanks everyone for your great feedback……

    I know of Pakenham but it really is currently going through a huge property restructure…………I believe currentl 5 new estates being built.

    For me its not about +CF.
    I currently have already 3 rentals and all going well.

    I’m now moving into my next phase. Buy land, build on it and sell it quickly.Aiming to do around 3 of these a year……..hence looking at the west currently……..

    I think there is a huge misunderstanding about what CF+ really are. I’m currently reading Margaret Lomas book about Positive Geared Props and a lot of it makes heaps sense. I suggest this as a great start. The good thing is that the book is only 6 months old as well…..

    I just came back from a meeting with my accountant who himself owns numerous properties. He recommended a Family trust.
    For only $500 (includes accounts fees etc) you still get a ABN number and tax is the same as a registered business.

    If you set up a business its almost triple the cost with no better incentives……..

    Good question.

    I would look round for seconds store and pay around $3K for a kitchen worth around $6K.

    There are a few of these in Melbourne.

    Do a google or yellowpages search in your area….:)
