The reason your post has not been answered is that giving you suggestions would be deemed financial advice. Under the ASIC laws only a licensed financial adviser can give you advice.

Read the following links to improve your knowledge of different forms of insurance that is available so you can ask your chosen financial adviser if you require a particular insurance for your particular financial needs. These links are not a recommendation of a particular insurance company or financial adviser for you to use.

    http://www.ratedetective.com.au/insurance/personal-insurance-most-popular-types-australia.htm

    https://www.moneysmart.gov.au/managing-my-money/insurance/home-and-contents-insurance

    http://www.yourmortgage.com.au/article/how-much-insurance-do-you-really-need-81393.aspx

The links above are examples of  what various financial advisers believe are different types of insurance available but are NOT SPECIFIC ADVICE on what insurance or which insurer you may need for your specific financial circumstances.

As I am not aware of your personal financial circumstances or hold a financial adviser license I cannot provide you with specific financial advice on what you may need to meet your personal financial situation.

If you do decide to use an insurance agent or financial planner make sure they are licensed to give financial advice.

you also need to factor in the family office and centre link. They have a wonderful unfair system where they deem loss as income for family payments and centrelink payments.

Hi Phillip , You have not given much information for any ideas. What operating system is on the new computer is it Windows 7 32 bit version or is it windows 7 64 bit version or is it windows 8 . One idea I thought of is windows has a library package of C files that may be needed by Investment detective. These files are known as net framework. have a look at this link I found

http://www.microsoft.com/en-us/download/details.aspx?id=17851. Another problem could be flash player I have a program that doesn't install unless it has the previous version of flash player installed and fails with the most current flash player being installed.

You may want to email the software support and see if  net frame is needed and what version with the investment detective.

I am only clutching at straws but I have had problems with net frame work with other programs so it might be a line of thought.

Sorry I have got gutter guard and so far have had to get the dust and dirt that accumulates cleaned out of the gutters plus the grass growing in the dust. Gutters could also rust if not cleaned out increasing future repair costs. I pay someone via the property manager.

    Yes –

Call a few local builders and ask for a cost estimation on what it costs to build a townhouse. Do not ask for a quote as builders are busy people just ask for a ball park figure for feasibility for a development project

(the helpfulness of the builder may help decide who you may use for the project)

Also drive / look around the suburb and take a note of the builders doing similar townhouse construction)

You need a surveyor – cost this also

A private town planner may be a useful person to employ

You need to know the head costs – council charge on each subdivision for infrastructure

you need to know the Development Application Costs

You need to know the Building Permit costs

You need to know the civil costs – Power, sewerage and water to be installed

Costs of Driveways, garden / landscaping

also a allowance is needed for cost overrun on your project

Cost of demolition (you may be able to sell the old house for removal instead)

Cost of a demolition permit – probably $55 but you need one before knocking down a house

Wonder if a chat to your solicitor about the possibility of claiming financial loss to your business due to the switch not being fixed by the date promised would be worth checking out. Maybe getting the date for fixing it in writing from the real estate agent.

There are most likely legal reasons that the domain name was pulled. Maybe the company that has a trademark on that name had their lawyers contact the main domain company and threatened legal action.

If this is the cause then circumstances beyond the domain name providers control have occurred and the only course of action would be to get your money back that you paid for the domain name.

Also if you had successfully purchased the domain you may have been the next person the legal action would be directed at.

If this was the cause of the domain name being withdrawn.

Might be worth asking the main domain company why they pulled the domain name.

You should get you dog on the job I bet it would be cheaper than $150

On a serious note I have gas plumbing running on the outside of the wall as some tradies accidently drilled through a concealed gas pipe that was in the solid concrete slab wall. So when you find the leak the outside the wall option may be the cheaper option to ripping up walls and tiles or digging through a concrete slab.

What you need to do is find out what you potentially can sell a cosmetic renovated property for in the selected suburb and then work backwards. You can't sell for more than the market wants so you need to do this first.

Example say renovated property in frankston sells for 380,000 you need to get a feel for the market values and speak to a few of this suburb's real estate agents. Sell for 380,000 minus final real estate selling commission – minus purchasing stamp duty- minus bank holding costs (interest)  minus renovation costs – minus bank fees for loan minus cost blow out factor Equals potential profit profit

From what I see in Frankston near the monash university is where I would start looking at to work out if it would be feasible. Talk to local real estate agents on what buyers are looking for also !

You are not having a mid life crisis !

What is happening to you is you have woken up to the fact that working for a wage sucks.

You most likely if you are like me feeling that you are entitled to greater achievement in your financial life

This is what makes you different to most of the population !

You need to plan how to gain two properties a year over the next ten years.

KNOWLEDGE – makes a big difference. I am reading The art of the deal – by Donald Trump

Savings are treated unfairly. You put the money in the bank and get 5% then the ATO says you must pay tax on it when in reality the CPI at 3% has eroded the value of the savings down to 2% but you are paying tax on 5%.

I was a good saver when I was a kid but when the banks started paying less than 1% interest I stopped saving money with them and put it into the stock market. When the stock market stopped being a sure thing I sold all my shares and put it in to debt reduction instead. As Kong stated there is no incentive to save money in the monetary system we have today.

    Save by reducing debt.
