I think this is because most are transactional, ie look at that transaction in isolation rather than considering your plans to have a dozen properties and mapping the whole way forward strategically. </p>

Additionally, for yourself, since you own half you&#8217;ll be assessed as having half the income but whole of the debt.</p>

<p>Depreciation schedule for a pre-1988 place should be $330 which is tax deductible in itself, and surely the first year&#8217;s worth of depreciation would be into the 4 figures. </p>
