    P.S. Fantastic course and strategy (and am doing my first
    deal now)….highly recommended for
    someone with limited funds or who wants to really leverage their cash.

    Hi Emma,
    I am based in Perth also and although have never used the services of a consultant can see the value in it especially if one is emotionally attatched to the property….I would have thought $1000 seems at the high end as I believe prices would start about the $350 – $500 mark but as the saying goes you get what you pay for – good luck with it :-)

    Hi, I am talking Perth rates here but have paid between $77 and $99 per hour…best to get an hourly rate on the phone or guestimate of total job cost….stay with a plumber who specialises in residential as I have experienced outrageous quotes from commercial plumbers when quoting on a residential job – hope this helps :-)

    I have used a product called ESP which looks like a varnish to paint on the tile to make it more adhesive to the paint – wasn't
    overly impressed so wouldnt recommend it :-)

     What a great question…..

     Well here is what I would do:
      
       1.  Spend about $5000  on starting a home services business (gardening/mowing/cleaning for example) There is a really 
            large market and are straight forward to start and operate. (I started one with about $2500 and had a thriving fulltime
            business 6 weeks later..that money got me a ute,some secondhand gear and 18,000 flyers and had most of them
            delivered).

       2. Go find a landlord who is happy to do a rent to buy for you, give $1000 for the option fee (about 4 weeks rent),  keep the
           balance for legals and to do a reno on the house before revaluing…..

         12 grand well spent/invested i think….

    hi joner,

    denise alen is connected with jack weavers (of one world seminars) I have done jacks course which is very good. I would guess that jack plays a big part in denises course.

    have had nothing but trouble with raine and horne (burswood)….i had to tell them that my tenents did a runner!!! the owner has got a great list of “excuses” , everything but “my dog ate it”![confused2][:(!]
