									<content:encoded><![CDATA[<p>You would have gone into these investment with a 10 year view i would imagine, if you purchased even 6 years ago you should be happy or if you&#8217;ve purchased more recently then you have obviously taken advantage of the downturn and seeing it through and riding it out will be well worth your while.</p>

The expenses for the reno and stamp duty would not be deductible outright. The stamp duty would be a cost to be claimed against a capital gain when you sell, and the reno would be depreciated costs. So you wouldn&#8217;t have such as large tax deduction as you may have expected. This may mean the property won&#8217;t be making a loss.</p>

									<content:encoded><![CDATA[<p>Definitely a lot more tricky and risky than residential, but if you get the right one and the right tenant, can be very profitable.<br />
We also have the luxury of acting for tenants to commercial properties, and sometimes run into a landlord that needs a good beating as they ask for everything under the sun just to get into their property.</p>
