And yes r comfortable in seeking other areas if it means better CG.
I am also not comfortable in borrowing whole amount.

My strategy was to look 4 a property and hope for decent CG but also try and have decent income from rent to cover cost eg interest only, rates and strata fees if applicable. Is this possible or can u give me advice. i believe  a house is going to give me better CG but  with my strategy can i do it.

that is why i am asking how do i find out the current stats for that area and what is the best options to take with having that much equity.
