Hi everyone,
Yes i know i have been a bit quite lately, haven`t had a chance to get on the forum. Just want to add my bit on the earthquake scenario. My cousin is a geo-physicist & i was talking to him about the north island in particular around lower north to wards wellington. He said the fault line that runs through there is as big as the one that runs under california.!! Is that going to stop me buying in any of the areas already mentioned? No way. I`m just going to make sure that my insurance has some kind of coverage for it. MINI- I like your idea of the insurance you use. By the way , i learnt ” Hello World” today, loved it!!
MUPPETT- I`m going to ring you this week to chat about our get together. Thanks for booking us all in. Hows the ski season going other there?

Hi Muppet,
Thanks for the tip on skiing. Hubby & i are intermediate skiers & the children 8 & 5 have never skied. Is there a kids learn to ski school? I have limited info on the ski fields. I met Mini last night. We had a great time together. And yes, we yakked till very late. Hi Mini, i`m tired tonight!!Thanks again for dinner & great company, could`ve talked till the wee hours if i didn`t have to work.
My hands & knee are still buzzing!![]
If we ever all get together Mini & i are going to play & sing American Pie for you all. ( i`m just learning the guitar, so we can`t all met up for at least one year!!!

Hi everyone,
MINI: That`s awful! How much damage was done to the floor surroundings? I suppose everyone who has read your post & isn`t insured just rang their insurance brokers!! Did you also take out insurance against damage by the rentors?? If so what did it cost, if you don`t mind my asking? Also did you get my message last night?? I will ring tonight if that`s OK with you.
MUPPETT or any other Kiwis out there: I would like to know if it is likely that there will still be skiable snow in the north island around 30th Sept through to 8 Oct. I assume there will be as it seems to have been a good season. Any comments would be apprecaited. Muppett , all seems to be organised for our get together. What was the Internet site for the place we are all staying in, i want to check that they have pillows, sheets & blankets. Looking forward to meeting you & your wife.

Thanks for your advice. It`s funny that only this morning i rang your company & spoke to one of your staff re: finance in NZ. He told me that you were going to post some info on this forum because you were concerned that people were getting the wrong slant. I agree with you wholeheartedly. I have been doing some research & phoning of my own & funny that i to had decided that Tokoroa was one i would give a miss. He also told me about your 3hr advisory service & the fact that i can easily get finance over the phone through you. How about i ask for you directly when i ring again!!?? Probably be on Thursday. Anyway i`m glad you decided to post a reply, you make perfect sense.

Hi all,
RODC: Thanks for that info on trusts. Talked to BNZ today & they said you can no longer set up loans over the phone since about one month ago. Says all banks are the same & that you can fill out the paper work ealier & email but have to physically go in to bank in NZ to complete it. Does anyone out there know of another way!! I was going to try some NZ brokers tomorrow.
WESTAN: If you are still up would you please ring me tonight! Hubby won`t let me ring you this late. It`s 9.30 pm now & i will be up on the computer for the next hour. Need to talk about somethings for NZ trip.
MINIMOGUL: Thanks for your email > I am going to reply tomorrow. Have to get hubby to show me how to do it otherwise i would have done it by now!!!

Thanks for the reply, don`t know any of those you made your money on. Most of mine are well known eg BHP,FGB,REB,AMC,Etc. Just starting to peg back some paper losses.In fact about $4k in the last month. Have 3 dogs though That will prob. never recover. Weston, youre into everything.I should buy some gold mining company shares i think.
CREMIN: Congrats on starting into you`re IP journey. It sure is fun. I remember when we first started 2 years.Didn`t tell anyone for fear of being ridiculed.Now it is easier & time between purchases is accelerating, have fun & I too enjoyed reading everyones successes. Keep em coming if there are newbies to this forum.

Thought i`d just check in to see if any of you had replied. You`re all quick off the mark today.
M: Thanks for the roughie on the time to your place from Auckland. Yes we are hiring a car for the whole time we are there. When i talk with Westan tonight we might get down to making some firmer plans for the “get together” Do you have any preferences ie. At a restaurant, club, park, etc.??
Westan will have his wife with him so there will be sux of us to meet up with you. How many in your family??
if you email Westan or i we might be able to ring u as there is a cheap deal with AAPT to NZ at the moment on weekends. For anyone else reading this as well its $6 to call NZ for as many times as you like all weekend.

Thanks for all the info posted.I need to reply to 3 of you!!
MUPPETT: I just found your little town on the map i have. Should be able to drop in on our way from Hamilton to Taranaki. But hopefully you will be able to met with Westan & I before that.Westan & i spoke Friday & it looks like the dates we will aim for are 26 & 27th Sept.Will narrow it down later. Let he or i know about your movements around that time too.Did you buy a house yesterday like Westan did?? Boy theres lots of places starting with T Near u??
WESTAN: Can`t believe u bought yesterday.!!! Did u find one for me!!![][]Will ring you about 7.30pm tonight after i`ve put the kids to bed. Have a cuppa or beer in hand ready for the yak.
MINIMOGUL: Thanks for your offer for the accomodation, we would love your advice. We have 15 days over there.We haven`t quite decided which towns we are going to concentrate on yet but here is a rough itinery.We have from the 25/9 to 9/10. Fly in on 25th to Auckland late afternoon. Going to head towards Hamilton ist night Then go on to met Westan & maybe Muppett on the way to Taranaki. Then over to Wanganui, Palmerston North Then up to Snow fields for 2 days of skiiing(if theres still snow). On to Turangi & Taupo. Then across to Rotorua for tourist stuff & up to Tauranga ,Thames Coromandel & then up to Bay of Islands. There will be myself ,Husband & two kids aged 5 & 8 . We love staying at B&Bs, farmstays & would look at Backpackers if we could have more private rooms. Can`t have shared accomodation with the kids.Don`t want luxury accomodation as we are really only needing a bed for the night & not the facilities it is offering. Want to save our money for all the IPs we want to buy!!!!Having said that we would like some places with kitchenette so i can ccok occasionally. We would appreciate any suggestions of places we should go to ( with your knowledge of the island) Both for tourist interest or towns you think we should have a look at. As it happens i am training some staff at a large motel in Sydney on the 25th & 26th August.I got the impression you live inner city & thought we might be able to catch up while i am working. I will be staying at my Cousins at Bondi Junction from the Sunday night 24th August so if you would like to met email me at the address i posted about 10 replys back & we can arrange a time. Its a shame u can`t make it to NZ to met up with us all but i suppose Bryon Bay is the next best thing[][]Well, i better go & put the watering system in the garden now, hopefully my husband has already done it!!![]

Wow,
all that makes very interesting reading. Yes we two have a success story, Just a +tve c/f duplex in cairns cost $185 K 2 yrs ago returns $380pw. I like your comment Crashy about time to considerS….s .I have a friend in the Financial advising arena who says latest research is that the housing is to overheated to buy in just now. I agree in some ways but still think Positive C/f is still a good idea for long term buyers. He also said that international shares are the ones to watch & that analysts are now saying we are on the wave of the new bull market, not the end of a bear market. Food for thought don`t you think.

Glad you`re still online. I`m soooo excited about our trip. Will have to talk as you say to work out a time & date & place. Can`t wait. I have just acquired a provincial towns UBD to help us locate our key areas. Do you have a short list like mine??? 20 towns???ridiculous isn`t it. We are not interested in the lower end of the market probably from 60k to 120k for us. Have some NZ friends over here that have been telling us about certain towns etc.

Can`t help you out with the inspection but have a thought.Why don`t you ring another real estate agent & offer to pay them for doing the inspection for you.You could also offer in return that you would use them when you need a managing agent ( i assume u are renting). Might just work.

Hi everyone,
Can`t believe how much has gone on in the last 2 weeks. You have all posted some really good research for the NZ connections.I have not been on the site for two weeks due to work & a child in hospital but boy have i ever enjoyed reading all this tonight. Weston , as it happens, we have booked our flights to Auckland also( one week ago ). Would you & maybe Muppett & Tamara like to all catch up while we are there as well?? [][]I know we would all talk non stop about NZ investing the whole time. We to have been doing some research for the North.We are travelling around most of the island to get a feel for the towns we are interested in.Short list of about 20!!!![]
I have a question for someone? I think we should use equity from our LOC over here in Oz. My husband wants to set up an LOC in NZ (at the moment is looking into ANZ) Any comments as to how you have all done it.Tried the accountant & he`s away till Sept!!!

Thankx Mini for answering my last question .I haven`t looked those sites up yet as i`m not feeling 100% tonight & about to hit the sack. ( Must be to many late nights talking to you lot!!!)NEW QUESTION FOR MINI &/OR WESTAN
Anyway, my husband & I are just discussing how you can use available LOC from over here on an NZ IP.
Is this possible? or do we have to set up another LOC in an NZ bank before we can buy? Then, which country do you pay tax on for the + C/f for the NZ rent!!! I think we need your NZ solicitor,accountant & mortgage/insurance broker.
Sorry if this sounds complicated to u, just answer what ever you can,I really apprecaite & enjoy talking with you .

Hi everyone,
Thankx mini & westan for all your extra info. I am about to organise my passport!!! So i suppose i have about 4-6 wks to do my due diligence & travel itinery.Have a new question for you. Do you know of a website or mag or real estate agent where i can get the vacancy rates for rentals in any particular town that i am interested in?Also, what do you all feel is an acceptable figure for vacancy . the reason I ask this is because it seems that most of the cheapies ie. below 40k appear to be in towns that don`t have a great deal of employment or are just plain freezing all year round.Your opinions would be appreciated.
Boy, am i enjoying this forum.Shame i didn`t find it years ago.
