    Will a mortgage broker be able to do it that way for me? If this works, this will get me into ‘the game’ a lot earlier…
    At the moment 75% of auctions in my home town (pop. approx. 5500) are being passed in and i’m confident i can get something that i want for a fair bit less than asking price.

    I agree with GEO. Image is everything in consultancy. I am a car salesperson and the first thing i did when my position was guaranteed was to upgrade my car! I may have overspent on it but the good thing with getting a newer car, such as a Holden is that there are great warranty plans around, covering everything on the vehicle. This saves having to put 1,000’s of dollars into something that will undoubtedly stuff up! Big city dealers don’t care if they sell a $5,000 lemon, but if it is covered by warranty, they MUST honour it.

    How does a 19 year old go about financing a home loan? are we on the same ‘playing field’ as an older person looking to buy their first home with consumer debt or do we get judged on our age? Ability to pay the loan and credit rating should be number 1 and not age, am i right?

    Fair comment…

    I work in car sales, so I bought my car at under retail price 4 months ago, at less than what people are paying for the same vehicle with more k’s. Apart from that, I travel over 600kms a week for work purposes so i need something that is reliable and will hold it’s resale value fairly well… hence buying it el cheapo. I have often thought why am i spending 90 a week when i could have bought something for $3000. I don’t want to be having to pay hundreds of dollars on fuel and repairs… this way i can keep the car for years with minimal trouble.

    Thank you for your help.

    While im still 19, i would look to buy a house where i can live… possibly in the area where i’m looking to invest later. The rental properties would follow on from that once i have settled. I would ideally like to have two or three positively geared properties not including my home, by the time i’m 22. I believe this is a realistic goal, even though there may be people who doubt it.

    We have one mortgage broker in town… does anyone have any suggestions on the amount of deposit and how long i will have needed to be in a full time job to be eligible for finance, bearing in mind my age?

    I want to stop working before i reach 30 ( i’m 19 now). I’ll need enough to travel anywhere i like, anytime i like. Somewhere around the 75-100k bracket per year after tax would be great.
    I have a sponsor child in Ethiopia… to support him and his family would be awesome. Anyone who sponsors a kid knows the huge rush you get when you see what your money is doing for them!! I want to be able to support my parents when they get too old because they have been a huge help for me over the years and would love to pay them back somehow, even though that sounds lame[biggrin]

    I have around $5,000, saved over approx 4 months. Rental properties average 150-175 per week here. Would the first home buyers grant help with the deposit? I have no living expenses at this stage. Would my wage be a liability as i am paid with commissions?
