    Given the current market condition, I won't invest in property markets right now……… Primary reason for my fact is based is on GFC mark 2.. Given the govt bail outs happening this year,,, mid 2012 we will be seeing worst time in property and stock markets according to me…. Bailing out this troubled economies is big problem, since the problem is only being taken away from its current solution……… I think when the time comes to repay this debt, with US and EU economies,,, this will be sending a great shock wave in fin world…………. If you have money with good deposit, you are better off holding that money in fd or bank accounts………… This shock wave will be the best time to jump into the markets,,,,Look at  current state of NSW govt,, they are starting cost cutting by making people redudent,,, same with Big 4 banks,,, sending jobs offshore,,,, all this people along with exiting baby boomers will create a huge cash flow issues in market…….. Lastly the financial meltdown will give a kick start to drowning economies of world…………………………….. Tell me if you have any logic defending my understanding above………..

    Stay away from them,,,, Big time quality issues, things when are new always look nice,, the real durability tests come when they get older,,, and their <moderator: delete language> prices comes to market,,, For your own research,,,, find properties they sold in suburbs such as Blacktown or Toongabie, two years ago,, and there are lot of properties within same comples up for sale from same builder,, more importantly no price hike,,,, apart from general rise,,,, which means that their property is not yeilding good returns,,,, mate look at finish product in nice way,,, you will find ill craftsmanship,, and poor quality stuff used,,, to look at quality look at drawers and handles and tiles they use, than go to bunnings, even the staff at bunnings would adv you that is lowest quality available,,,,, and their stuff from direct manufacturer in china,,, mate look around lot other people are doing lot better things,, good luck,,,,

    There are plenty mate, were do u wanna start from,,, poor quality,, high prices,,, bad bank ratings,,, low quality people the list is endless m8

    V8GHIA, so true mate they r same group,, non of the big 4 wanna lend them,,,, and the prices of <moderator: delete language> properties they build are overpriced as well,,,,, nearly $50K

    Mate stay away from this group,,, cheapest quality used,, cheapest tradesman,, I even wonder they have licence before they do any work, and lastly they have such a bad repo, reselling will always be an issue,, due to bad name,, look at peps selling their property in market those peps who bought from this people,,, few years back,,,, I would rather recommend, there are plenty of properties in market,,, and lot of options to pursue,,,, or build privately,,,, hope that helps

    Firstly welcome to the Forum,, Mate If I was you, I would not fall in trap of those crazy people, <moderator: delete language>,,, and don't expect any customer services,, they don't have any,, and who cares to be honest abt this services, when you bloody spend over $400K approx, you want quality… There are plenty of properties in market & and I would not want to buy of theirs,, all my friends, have great negative impact after buying his property,,,
    Also on time of resale, when you ask who built the property and you mention above Builders <edit> name,,, no one wants to buy your asset,,,, and its once in life time investment you do,,, so stay away from them,, also they now know they have bad name in the market,,,, so they sell properties thru agents,,,,, not using their names,,,,,, so beware and stay away from all their allieds,,,, good luck mate

    Stop taking wrong advices from people,,, transfer it to NAB if possible at  only 1% bal transer rate,,, since everytime u go for debt agreement,,, and u want money from same bank,, they won't lend u,, N I won't write this on blogs but I work for an International Bank,, and whenever u do a debt agreement or lower settlement on a/c,,,, other banks know abt it,, they have a channel they follow,,, bottom line when u go and ask for credit again, non of the lenders will lend you,,,, unless you agree to pay premium interest,,, so u r better off by paying the bloody thing off mate,,,,,,,,,,,,,,,,,,,,

    ,, Mate stay away from this Bhatla group people if you can,,,, The suburn Stanhope Gardens is nice, but bit overpriced, but If you are buying property from Bhatla,,, stop and don't do that unless you have exchanged contracts.. Mate the put the worse quality ever made in China,,, their property have numberous quality and structural issues down the line,, and they are only very friendly people when they are getting money from you, once your money is gone,,,,,, you are like a stranger to them,, they also sell property using agents,, and they are the owner of this agents,,,, and sell property under different names as well, so beware,, also their property do not appreciate in comparision with general market,,, and check out the quality yourself,, cheapest Boral bricks, low quality paints,,,, they say they put lot of inclusions,, but all are crap quality,,,,,,,,,to sqeez their own profit,,,, so Bottom line stay away,,, let me know if u need any techinical advice for them in particular,,,

    Sorry to hear abt ur situation,, pls see wht ur solicitor says,,, and If you don't mind can you pls let us know the name of the builder so that others are aware as well of whats going on,, and whats the name of culprit builder,,,,,,,,,,,,,,,,,,,,

    I have dropped the idea of buying property next to a substation,, as it is bad for resale,,, ,,,, and I would not suggest this to someone buying,,, not good for health either,,,,,,,,,,

    Blacktown for sure,,,,, good for IP,, or even own dwelling as houses still affordable,,,,,, good rental income,,,, Major transport HUB, self contained,,

    Hello All Again,,
    I am not conforting anyone above,, or not even dragging someone on my side,,, At the end of the day its your own perception,,, to either buy or rent,,,All I am saying is with my above stats,,, I think I am ok,,, and since I will be paying more than my min pyts,,, I will be more than happy to repay and repay back more mortgage amt,,, (This goes to all you readers,,,, if you r throwing ur money in rent, which is nearly same as ur int amt in dollars,, than buy a property within a prescribed price range,,, and if you can pay more,,, ur a happychappy….. Life is all about calculation,,,, I don't mean any major calculation,, just simple calculations can lead u to a better life, and better retirement,,,,,,,,,,
    Have fun people,, Sleep tight,,,,,,,,, don't let the property bug bite,,,,,,,,,(Thanks to my supporters,,,,rather I should say all rational thinkers))))))))))))))

    I want to buy a property that is worth around $450K in Blacktown,, and Have got $90K deposit for it,,, total household income is $120K,,, I don't care which way market goes,, for person like me,, I can not afford to burn my money in Rent,,,  since the interest I will be paying on $330K loan is equal or more than the ammount of rent I am currently Paying,, My rent is $430,, in Western Sydney suburb of Westmead,,, The property I am planning to buy is costing me above,,, why the heck on this planet would I keep renting,, waiting for the disaster to strike in my scenerio,,,,,,,,,,,,, If you have 15% of deposit of your borrowing capacity,,,,,, and your household income is around or over $110K,,,,,,, than buying a property upto $450 to $500K will not impact you in any sense whatsoever,,,, than who cares about the rest of the world,,,,,,,,,,,,,,,,,

    So true,, both comments on same day,, first time users,,, spell mistakes in both comments,, and they are not taking to buy one,, but buy too many propertiesssss(read between the line),, it takes a while to get sorted with one property,,, and they are taking few,,, so definately think they are one of their sales staff,,,, I don't understand problem with them,, few properties look good, and few of them are of very poor built,, I think it is do with their poor knowledge tradies,,,, So true,, they are taking as if they work for them,,, they gave few things such @ cost price,, well taking like vendor,, rather than a customer,,,,,,,,They could have done so much better if they know what they are doing,,,, I guess they beleive in quantity,,, not quality,,,, which ultimately does not prove good for future,, and One techinical point,,,,,,,,,,,,,,,,,,,,,,,,,,,,,,,,,,,( Banks if they vary in lending amts thats only by few thousand dollars, not by 90K as above,,,, It is always upto a builders reputation and quality of construction,, that the loan lending amt is based,, they can't even spell Pemulwuy properly above,,,,,,,,,,,,,,,,,,,,,,,,,,,,
