    Don’t sell. Just refinance. I’m personally leaning towards the notion of capital growth not cash flow. If you have 150k equity in your PPoR, the bank will lend you over 115k as a line of credit. I would use 70 – 80k on a deposit and use the remainder of the funds available making up the short falls in the rent for the next 3 to 5 years (or until the rent is covering the mortgage payments). If you go interest only, its all tax deductible.

    Hi All,

    Just finished M. Yardneys book tilted “Grow your million dollar portfolio in your spare time”, and found it one of the most informative and easy to read books I have read on P.Investing.  As a novice Property investor whose read a number of investing books I found Michaels by far the best. Half way through the book I sent the wife to the book shop to purchase his second book, and am looking forward to starting it.

    Steve / Admin,

    Any chance of adding a “spell check” function in the post replies section?

    It annoys me to have to type in ms word and them cut & paste in to the response section.

    Hi Patrick,

    Formally on this site there was a search function for searching old post relating to a particular topic. It worked quite well, although I don’t know where it is now!

    There are a number of personnel on this forum wanting to assist lesser experienced investors through the early parts of the property investing journey (ie people buying their first IP). You have hit the nail on the head with your signature, so make sure you practice what you preach. There are dozens of people here willing to give advice.

    Hmm,

    I’m not too sure a “for sale” section would be of any use on this site.

    As a real estate buyer, I only buy bargains (ie under valued properties)

    As a seller, I want fortunes!!

    I would assume most real estate investors are of a similar mindset??

    Just my thoughts.

    Hi ShowBiz,

    As a small time property investor, my understanding of gaining Pre Approval is not hard to acquire. When it comes to actually borrowing the money the bank will normally cheek your credit report. This report will state who has previously cheeked your report and for what reason (ie. It will state the cba inquired prior to giving a 30k loan for a car in 2006). It seems currently every man and his dog will hand out pre approval letters. Hope this helps.
